Reviews of Riverscape at Piney Orchard
"Whomever just answered the phone is rude, unprofessional, and shouldn’t be manning the phone. Happy to not be applying here anymore. Be informed, they require the prorate and next months rent in cashiers check if you move in after the 15th when other apartments are much more accommodating."
"I was proud to call this place home for the last three years, I moved in 2020 from the west coast and did the leasing process all remotely and it was quick, fast and easy. The move in was easy and the apartment met and exceeded my expectations, since it was recently renovated, had new windows and new appliances. Pros: - Great location, close to the shopping center and the Piney Orchards clubhouse - Staff are great, friendly, and responsive - Well maintained and maintenance requests are addressed quickly - Four pools if you count the Piney Orchards Community Association - Outdoor activities are a plus Cons: - Some design with the new renovations leaves appliances in not in ideal positions - Some aspects of the unit required to repeat maintenance requests (ie door handle exterior) but this is mitigated due to responsive maintenance staff. The location was great, you can walk to the Food Lion up the street and shopping center, you can walk to the main Piney Orchards clubhouse and they have a great nature preserve maintained by the Piney Orchards Association, at which Riverscape is a member. Also, they have the WB&A trail which allows you to bike, hike and walk. Piney Orchards is a planned community and they have three pools that are available as a tenant, you just have to go to the Piney Orchards clubhouse to enroll. Honestly, being a member of Piney Orchards is worth itself. The apartment does have their own pool if you don't feel like driving/walking I stayed in a two-bedroom unit (Patapsco II) overall is was wonderful, right by the pool/leasing office felt very safe. The kitchen was closed off - so if you like an open design might not be the right model unit for you. The new dishwasher wasn't in a great spot since if it was open slightly it would block one of the drawers. The unit was partially hardwood in the hallway and dining area, the rest is carpeted. The leasing staff is phenomenal including Chleo, one summer I had to live in California so I left my unit empty and they called me because I had a package delivered and they thought I was missing! They are very responsive to maintenance requests usually done in 24h. The only recurring maintenance issue for me is my door handle to the main entrance of the unit was always becoming loose and falling off which had to do with the seal on the door. It was slightly annoying, but it got fixed as soon as I put in a request. The also do a great job maintaining the complex, and replacing the air ducts. Rent, I always felt rent for a place like this was okay and reasonable. Sure it can get high and they rent it every year but so does every other corporate housing place. Plus, I moved here from San Francisco in 2020 and I though it was a bargain here so my perspective is a bit skewed! Neighbors were always nice, I was living there for about two years before someone was running and stomping on the floor upstairs, you'll hear that but otherwise it was quiet. Overall, if you're read this far, I salute you. I'm sad to leave it was a great place, its especially great for families and couples since the community is geared to this. I'll always recommend this place."
"Christina was the best part of the community. Leasing staff are no real help and usual defer to Christina. Lived there 2 years rent jumped over 400.00 from move in to move out. We moved states so we didn’t renew, but we still got the annual letter with the new rent cost before giving our notice. Maintenance is average but the manager Brad is really nice. Pool is small so if more than a family or two are there you feel on top of each other while swimming. The grills by the pool, and trash pick up (when they decided to come) were a nice addition. Apartment was pretty average nothing “luxury” about the inside. (No bugs/rodents) so that was a plus."
"We love living here so far. The neighborhood is fairly quiet, the neighbors are friendly and although small, I use the gym quite often. One thing I wish is that people would pick up after their pets more. It’s hard to find a clear path to walk on in the grass because some people just simply don’t clean up after their dogs. We have a dog but always clean up after her. We love living here though. Any maintenance call we’ve put in they’ve come right out. Great neighborhood!"
"Lived here for 8 years. Its quiet and you get a lot for the money, the maintenance is fast and responsive. The trash can get overfilled some times, but its really not a huge issue. The staff was always fantastic to me. One time that let me know that I had overpaid by $6000 over the period of a year because of direct deposit errors. So they gave me free rent for 4 or 5 months to compensate (although I was also given the option to just get a check). Not many apartments will do that. They are honest and polite. The gym is small but you can make do. There is a problem with residents not picking up after their pets. The price is really the only major negative. And its only because of nearby military and the discounts they get on apartments and homes lets them charge sky high rent, BUT, that is the same for any area near here. You'd have to live in Baltimore with a bullet proof vest in a sketchy neighborhood to find reasonable rent prices."
