"Do not, under any circumstances lease with Detrick Homes if you have a choice. This is my fourth time living in privatized housing and Detrick Homes and Balfour Beatty (The parent corporation) are without question the worst privatized housing I’ve experienced. A month before leaving Hawaii we were offered a home and told we had 48 hours to accept the home and would not be offered the opportunity to put eyes on the inside of the home prior to signing the lease. I refused to sign the lease until arriving in Maryland, at which time I was told if I didn’t agree to digitally sign the lease the home would be given to someone else. Upon arriving on post and picking up the keys, I inquired about installing a smart thermostat that we used for five years in Hawaii (with excellent energy savings). I was referred to the manager, Maurice. He refused to explain why they would not approve the install of the thermostat other than to say the system was too complicated. He asked why I wanted to install it and I said, for energy conservation. Marcus said, but you don’t pay a utility bill. I replied that doesn’t mean we shouldn’t try to save energy. He said quote, “you let us worry about energy savings”. He even felt it was necessary to have a third party witness this conversation. Our worst fears were realized when we walked in the house. The inside of the home was in a terrible state, and not even close to move in ready. The kitchen Island counter was warped and water rotted underneath. Kitchen drawers were broken, and the trim around the counters were broken and snapped off. The stairs had new carpet, of a very low bidder quality, as well as the padding. They used tack strips on the front of the stairs which poked through and stabbed our bare feet. The “wooden” floor has white paint splotches everywhere, to which almost three months later they still have not fixed (they called this morning and said they said someone over between 1-5 pm, and as has become common, did not show or call whatsoever). The flooring on the stairs and upstairs move significantly and sounds like you’re going to fall through the floor. It’s so loud it wakes up our three year old in her room. The bath tubs/showers are fiberglass, and every step you take while bathing is an awful creak that is extremely loud. They refuse to replace them under the belief that it’s just normal for those kind of tubs to do that. In the first week in the home we submitted over 10 work orders for deficiencies. Many were ignored for weeks, as the paint on the floor still exists. It took over a month to actually get the track strips puncturing our feet to be removed. I’m 100% convinced Detrick homes felt it was more profitable to not fix the deficiencies in the home, get a new tenant in as quickly as possible, start receiving rent ASAP, and put the burden of identifying problems on us. Many tenants here, my own troops included, have experienced the same struggles of expecting a decent home that’s not a source of stress and unhappiness, but feeling like a source of income instead. I expressed my concerns to post leadership during a town hall in October, and while they showed concern, stated that there’s not a lot they can do because Balfour Beatty runs it. This, is why you should never lease a home here. You will be treated as a monthly check, and given as little service as possible to stretch your dollar as far in their pocket as they can. This company knows the housing market is tough right now, and has zero incentive to make the community a place to be happy to go home to. Again, do not under any circumstances lease a home here if you have a choice."
"I moved May 29th, was told if there is any charges I would get a call I never received one so I assumed everything was good a month later they take my BAH and took a lot of money for “damages” I call and they said it was my floors downstairs but I had 3 floods during the year I was living there so the floor has water damage which caused discoloration they put on my paperwork dog damage I asked for pictures and in the pictures you can clearly tell that it is water damage not pet damage and I expressed that to one of the workers and she says you can’t really tell in the pictures the damage but there was the smell of dog the story keeps getting switched and I have waited over a week for the manager to call, I spoke to him once and he said I promise I’ll look into the issue and give you a call back by noon that next day never received a call and keep getting “ I’ll put the note on his desk”."
