"The maintenance team, shout out Stuart, has earned the five stars during our time living here since March 2021. As others have noted the quality of certain things has lowered such as TVs in the gym being removed and being forced to pay $50 for Cox internet service (added to rent) and not being able to opt out of it. We are set to receive our second renewal offer since living here and will update my review when we do."

"I went for a visit a couple weeks ago and all I can say is customer service. The “leasing agent” came out and told my wife and I to “sit in the lobby and he will get to us”. Then he came out with no info but what units we were going to and what key was what. We went and toured the apartments and went back. We obviously had questions such as availability and pricing but all the leasing agent could say is “check our website it has everything you need.” Unknown to him he was our 4th tour of 6 that day and he was the only one to not have any print outs and the worse customer service there. I would happily say don’t live there if that’s your first experience you get."

"It’s hard to know how many stars to rate Avalon. A 13.8% rent increase last year followed by a 13.2% increase just this week - overall a 28.8% increase in rent in two years, unfortunately means the steep rent hikes are what I’m forced to focus on. Avalon has priced me out. There are positive things to say about this Avalon community. I have lived here since 2016, first in a two bedroom apartment home and now in a one bedroom unit. In my experience, the office team and maintenance team members have been consistently friendly, responsive, and helpful. The property’s amenities are, overall, quite nice (though please note that they are not complimentary - you pay $500 yearly, in addition to your rent). The units I’ve lived in have been spacious with good-sized kitchens and bathrooms; the appliances are meh. However, the rent increases in the past couple of years are atrocious. Last year - an increase of $241 per month; the renewal I just received is for a $260 increase - $3,120 more per year. If you do any online shopping or otherwise have packages delivered, be prepared for a constant headache. There are two Amazon locker banks which are convenient, but sometimes they’re full. Other times UPS, FedEx, or USPS will deliver packages to the previously available package room, which was then closed to everyone, and is now reopened but wildly disorganized. You are supposed to get an email (not a text) letting you know that a package was delivered to the package room, but those can take a day or two. Avalon allows you three days to retrieve your package before assessing a $5 per day charge. It’s not a great system, and the service they say they’re providing - an organized package system, is quite literally non-existent. And as I write this, I can hear every footstep (literally, every one) from the upstairs neighbors. Noise from side neighbors is non-existent, but from the new-ish upstairs neighbors is awful; between the lack of soundproofing in the floors and the voices, music, and banging dishes that travel through the kitchen and bathroom vents, you should aim to lease a third floor unit. And, I hope you’re in a two-income household to soften the blow of each year’s lease renewal offer. I already am finding reasons to be gone in the evenings because the noise from above is such a constant nuisance. As much as I enjoy living here and in the Falls Church area, Avalon has, as I said, priced me out; the friendliness and responsiveness of the staff don’t make up for the more than 13% rent increase, two years in a row, for a one bedroom apartment. UPDATE: Avalon contacted me to talk about the rent increase. I was thrilled to be able to agree to a much more reasonable rent increase (but had to agree to a 22 month lease, which is fine). The noise from upstairs continues to be a major problem. The neighbors’ dog barks beginning at 5AM, and comes through the vents in the bathroom, kitchen, and living room as if the dog is laying on my pillow screaming “good morning; get uppppp” in my ear. There is almost no muting of the other neighborly noise, normal or excessive, coming from upstairs. Is it that people generally don’t consider their downstairs neighbors to be neighbors? Probably understandable, but as the downstairs neighbor, I’m losing my mind. I hear their footsteps, slamming of cupboard doors and drawers, sliding of chairs/stools, workouts, etc. beginning at 5AM. I know when they leave, when they return, when they do laundry, etc. It’s pretty bad. There is no sleeping in on weekend because the thuds and barking from upstairs ensure that I’m up before the sun. So, again, stay away from the second and first floor units if you want any kind of peace and quiet. These buildings just aren’t built well enough for that."

"My partner and I have lived in Avalon Falls Church for the last two years and over time, have seen the quality go down since we started our lease. Several things to note: 1. As other people have mentioned, they started to force everyone to use Cox (as it's ~$50 Internet fee that is built into the rent), even if you choose to use another Internet service provider. For folks that work at home or require a fast Internet speed, Cox is not sufficient to cover that, which was our case. 2. The package situation has been frustrating at best. Our packages have constantly been misplaced in various locations (mailbox area, mail room, and in the building) and we've had to search all different locations just to track down a package. 3. Reaching the leasing office requires scheduling appointments through the Avalon app. Based on our experience, the leasing office takes a couple of days to respond to requests opened and requires the tenant to be very proactive to get answers. Expect a couple days of lead time to get answers that you might need. Despite some of the complaints, the surrounding area is very accessible and convenient - Avalon offers a complimentary shuttle service to the East Falls Church metro as well! We've had great experiences with the maintenance folks and the leasing office (when we were able to reach them), but due to rent increases and other complaints, we have decided to move out."
