"I never recommend this place. My family and I rented it for a short period of time and vacated it 12 days early. Unfortunately, they did not return the deposit money and said that we have to rent an apartment and then we will return the deposit money. When they rented it after about a month, they deducted from our deposit one month's rent. I strongly recommend that anyone be careful about the price and the way they return deposit."
"DO NOT RECOMMEND. Lived here almost 5 years and towards the end it was the worst I've ever seen it. Paying "luxury" apartment prices for anything but that. The only saviors are the cleaning folks and some maintenance crew. The leasing office does not respond to emails or listen to very basic requests/needs. Half of the amenities don't work - virtual sports simulator hasn't been operational in YEARS. Package lockers only just became available again, after being unusable for almost a year. And over the summer the management company could not keep a lifeguard so the pool was closed for many weeks in the summer. The parking garage is a disaster; constantly flooding when it rains, garage door is broken and has been off for months, and on top of it the leasing office didn't keep record of who's designated spot was who's so someone else was constantly parking in our assigned spot, which we paid $180/month for. The leasing office has gone through 4 different managers this year alone - most recent one Kisha has been helpful so it's possible some things may turn around, but it was too late for our experience. I do not recommend living here unless there are drastic measures taken by the management company to do right by it's tenants."
"Let’s start with the positive- the building itself is great. I love my apartment: great floor plan, spacious kitchen, so much storage, massive closet and bathroom and in unit washer and dryer. The building has great amenities- I love the pool and gym, and know that my packages will be collected and stored if I’m not there to accept them. Though often these amenities are unuseable and packages while received while I’m out are not exactly in great hands. The location is fantastic- right near the shops and restaurants in federal hill as well as the inner harbor. Additionally, maintenance is super attentive and responds to requests so promptly- I’ve never waited more than 24 hours for anything. Unfortunately, the building is so poorly managed I cannot recommend living here. To start with they misplaced my initial check (first month, last month and security deposit) and blamed it on me. This should have been a red flag. They’ve now lost several of my packages and then claim to be doing all they can to locate them yet some how each person I talk to at the desk has no idea what I’m talking about. The management never responds to emails, phone calls or voicemails on the main line and the property manager has changed like 3 times in my year here. I moved out in August and only just received my security deposit back after many inquiries. The only bright spot on staff is Kenon who really does all he can to help but he’s just one man! Additionally, the main elevator has been broken and under maintenance for the past 3 months with no fix in sight. Given what it costs to live here and the additional fee for parking, you’re not getting great service. If you can deal with not being able to reliably get a hold of a property manager when you’re having an issue, then this place will be fine, otherwise, look elsewhere."
"I lived here for two years, and while my apartment was nice, I've never lived in a community where the management is as incompetent and unprofessional as Arrive Federal Hill. I would call and email the leasing and management staff, and would never get a response. I would always have to go in-person to get in contact with them. The front desk staff is also just as incompetent and unprofessional. I found the following to be consistent issues: -Noise: There is constant noise. I called, emailed, and went in-person on various occasions, and nothing was ever done. -Pool: The pool wasn't really open during the summer. It was never open during the week, and would be closed more often than not on the weekends because management failed to secure a Lifeguard. -Package Lockers: Management cannot keep track of incoming packages. Many people, including myself, had packages lost or misplaced. -Common Areas: There was a leak over the winter that took months to fix, resulting in ripped up carpet in the entry area and common area, which was replaced 5 months later. -Parking: The garage door rarely functioned properly. It was always being repaired, and when it was stuck open, anyone could drive in, creating a safety risk for residents. There are also cars parked along the entry way in the building, which impedes traffic flow for those entering and exiting the building, and creates a safety hazard. -Loading Dock: I was moving stuff out of my apartment, and management triple-booked the loading dock, creating frustration. -Elevators: The elevators were constantly broken, or wouldn't go to the right floor. If you're looking to live in the Fed Hill area, avoid Arrive Federal Hill, but check out 101 Cross Street, Anthem House, 414 Light Street, 1110 Key Highway, etc. This complex was a huge disappointment."
"TLDR: Impossible to get ahold of management; car broken into inside garage; unethical business practices. Cannot be trusted. Also, how many times can an elevator break in one week? Currently, the pool is broken. The elevator is broken. The vending machine is broken. The golf simulator is broken. The package lockers are broken. It is a beautiful building in a great location with a few good employees, such as the maintenance and front desk staff. Unfortunately, the management company struggles. Since they came in around December 2021, they have been removing or downgrading ammenities to cut costs. They took away 24-hour concierge/security and then my car got broken into in their "secure" $175/mo parking garage... Not even a response/apology when I reported it. They overbilled me seven consecutive months, totaling about $2000, refusing to fix it to the point I had to consult with an attorney. Two days after being assured everything would be taken care of, they surprised me with an eviction notice on my door. The 10-day legal notice was backdated 7 days, with incorrect math and a false note saying I had been warned by email. After confirming the charges were incorrect and would be investigated, they forgot about me and a second eviction notice was delivered one month later. The charges were later dropped without apology. They are impossible to get ahold of, as mentioned by countless other reviews, which compounds any problems you have. They have plenty of time to speak on the phone or answer emails for prospective residents, but if you are a tennant and need help you will not get a response. Over a 10 week period they did not respond to me one time without physically going down to the office and sitting with them, sometimes for hours at a time. For this price, I really hoped to be less stressed."
