"We just sold our house in Bethlehem and it was a nightmare full of miscommunication and antiquated techniques. If you are interested in ease and clarity with clear and open communication please avoid this firm, under any and all circumstances. It boils down to this statement (which is a direct quote from the Samaha firm): -- "Our firm is not yet registered to process electronic filing recordings and we simply have to do things the old fashioned way until we are forced to either do electronic filing or not do that kind of business." -- Electronic filing recordings of deeds and documents has been the RECOMMENDED medium since at least 2011! This is my second awful experience with this firm (as opponent)... one example of incompetency is sad but it happens, but a second time! They have out done themselves! Because they didn't chalk up the nominal fee for a cashiers check, I get to wait another 10 days for my proceeds to be released!! Oh and I got to fork out $50 for them to mail me their unofficial check for a very large amount of money. My buyer and bank were as unimpressed as I was! Buyer beware!"
