Gray Ledges Rentals & Property

"We rented through Melissa and Grey Ledges. Everything was fine until it was time to get our security deposit back. Before we left our rental, 3 people for 3 hours cleaned the house in order for it to be spotless in hopes of renting it again. She claimed along with her cleaner that the house was filthy and needed another 3 cleaners for 10HOURS!!! The house was spotless!! I asked for pictures and she never provided them. We were charged $700.00 for cleaning. After reading reviews of Melissa, this seem to be a pattern. BEWARE!"

"We were very unhappy with our experience with Melissa at Gray Ledges. Our house was not cared for and left in poor condition. Instead of advocating for us (her clients), Melissa was unsympathetic and defensive, saying the damage was regular wear and tear and offering to send a cleaner/handyman out a second time. Some of the damages we didn't even ask them to repair, because we knew we could do a better job of it. In the end, we received no money to repair our property up to our standards. In addition, the tenants Melissa found for us were awful. The first family skipped out on their lease with six months left. What happened? Nothing. The next family trashed our house, as noted above. Melissa likes to remind us that she spent eight hours of her own time painting our living room, but the only reason she had to do that was because of her handyman. We told them that the paint to touch up the nail holes in the living room was in the basement. He painted spots all over the living room in the wrong color [face palm]. We had a property in another state for years, and our management company there was top-notch, not bothering us unless they really had to. They didn't need their hand held and would take care of things on their own, not calling my husband to complain about the tenants they themselves recommended. That's why we hired a property manager, to take the stress off ourselves. Gray Ledges just made it worse."

"Rented from Melissa, I cleaned the place myself when I was moving out, so I wouldn’t have to pay for a cleaner. She found another way to charge for the money that I tried to save. Will never rent from this company again."

"The house we rented was beautiful, but Melissa Allen is extremely incompetent and made the entire experience dreadful. She was unable to effectively communicate between ourselves and the home owners. The home owners showed up more than once unannounced thinking Melissa had informed us. She sent workers to our house without telling us and gave them a key to our premises. Once I got off work and drove up my driveway to be greeted by a huge, barking, black dog and a sketchy man in a van who happened to be doing some sort of work around the house. The heat went out, the air conditioner broke, the carbon monoxide alarms went off. Had to call the fire department because the landlord was not answering office or cell. In the end, we had to fight to get our deposit back. Overall, we doubt her competence for more than several reasons. It would have been easier to eliminate the middle man and communicate directly to the homeowners."
