I recently just closed on a home refinance with another title company out of Nashua, NH and it was such a HEADACHE! "Save yourself the headaches and stay far away from the incompetent staff at First Service Title Company! Since we were buying a large lot with a complex title and also adding a right of way which was clearly described in the P&S we asked for a copy of the new title well in advance of the closing so we could review it and make sure everything was correct. I even called them to discuss these points a day after they initially received our paperwork. They said both the right of way and advanced copy would not be a problem. I contacted them multiple times in the weeks leading up to the closing for the advanced copy of the new title but they did not deliver it until after 5pm the night before the closing. The best part...it didn't include the right of way that was discussed and it only described less than 1/3 of the entire lot! Luckily the seller was honest enough to point out the mistake or we would have closed on 1/3 of what we agreed to. When I talked to them about the mistake they did apologize but then continued to make excuses about how busy they were. When I asked if they just sketched out what was described in their title and compared it to the tax map I was told that they didn't pull the tax map while they were at the registry of deeds and would have to wait until Monday to go back and pull it. They were surprised to hear that they could access the tax map online then asked me to show them how! I asked for a discount for all the problems with the title and for taking the time to show them how to access the online tax maps to which they agreed but when I got the new HUD it was exactly the same price as the old one. When I asked about the discount they sent me a new HUD where they raised the price $516 and then gave me a $516 credit! How nice of them! Despite all these issues we decided to just let them fix the title and set a new closing date. At the closing the seller asked if the logging rights described in the P&S needed to be in the title and their lawyer said that it does. Since this was also omitted from the title we had to sit and wait for them to correct that error as well. We might as well not have given them the P&S as it seems they don't even bother reading it anyways. I told them that I would be providing this review and they said they look forward to responding. If they stick to the facts I don't know how any of this can be refuted. The only thing that they did accuse me of doing is withholding info on the lot which the seller only dug up after seeing the gross negligence in preparing the first title. I wish I had this info to share up front but we still would have been without logging rights and a right of way! Or if they even just gave us a few days to review the title before closing like they promised we would not have wasted a day off from work for a closing that luckily didn't happen the first time around."
