"Maloney Properties can be better known as Baloney Properties when it comes to transparency in affordable and fair rental housing under the state's 40b program. Through the program, towns and cities provide zoning, permitting and other incentives in return for developers setting aside units at a slightly below market rate. My experience with Maloney's new Artemis property in Arlington was very suspect. From my impression, it lacked transparency and was subject to capricious decisions to guarantee that a qualified African American applicant of good standing was rejected. And when questions were raised about the procedures, the brokers went into a lock down mode. Reasonable inquiries over the handling of critical information was treated as if by a "trouble-maker." The town of Arlington has a historic problem with affordable and fair rental housing. It has an obligation to oversee 40b projects that are both affordable and comply with the state's fair housing interests. It should examine the procedures of the Maloney properties application selection process to make sure this is the case. Specifically, for the new Artemis complex and for the existing Arlington 360 complex, which are the rental projects receiving 40b incentives from the town."
"I have a on going problem with Maloney Properties, l been trying to get apartment for some time with them, l was the top person for numerous properties for years, l call, email, up to 17 times or more, l have excellent credit 800 plus, l work 31 years on job, retired, disabled woman, l really don't beleive they do not rent any of their properties or sale to people of color. I reach out to Boston City Hall, and ect.., here a little lists of Properties, Liberty Tree Lofts, Mandarin Oriental, 660 Washington Street, Nema, Ink Block, Jefferson Station, Neponset Landing, Avenir ect.., Avenir l was number 6 on list, then number 1 on list, the rent when up from $1293 to $1529 l sent my income, l was approved, then not approved. I have to sent more information ect, they wanted my Brother Bank information. lt's went from 30 days notice to 15 days notice, to then talking about my disabilities issues, 17 email later no Apartment, no return emails or calls. This is all affordable lottery. I have all my mails and all names of the people at Maloney Properties. I been discrimination on all levels across the broad. I should have added all my emails to this review. It's have been a on going process with Maloney for years. Their is so must discrimination in Boston when it come to renting property or buying if your a person of color."
"I recently had a chance to work with this affordable housing program, which impressed me. John Costello and Megan, who are helping me through the program, were super helpful and quick to reply to emails. Most affordable housing programs don't usually answer your calls or emails, so this was a -refreshing change-. The housing application process can be long and stressful, but having John and Megan's support made it much easier. I had a bad experience with another company before and I was so scared to start a process with Maloney Properties, but they actually made things a lot smoother. They were always there to help and guide me through the process. I highly recommend their program to anyone looking for affordable housing. I haven't been approved for housing yet, but I wanted to write this review because they treated me like a person. That's not something you always find with other companies; it means a lot to me."
"So very happy to say that after today, we will no longer be giving this horrible and unprofessional company ANY of our time or hard earned money. Moving day is tomorrow! Our building, Depot Village in Hanson is a little over a year old and crumbling already. We had a huge water pipe burst on February 5th mainly due to their lack of prep for the temps and poor rushed construction and Maloney did nothing about until 6 days later and STILL try telling tenants that no water got into the wall or floors even though the restoration team and fire chief confirmed to many of us, that was NOT true at all. Avoid them or any property they or Dakota Properties owns within New England, all of Dakota properties are managed by Maloney..When you state facts to them and back them up, you become a “problem tenant”. And you are ignored 98% of the time. Right now we have zero management here. No property manager or assistant manager, just our maintence guy every day.Tenants have at least 2 months worth of rent checks not cashed yet…but if you are a minute late with rent, they slap a notice to quit on your door, that is also how any problem or issues are addressed, just notes slapped on your door IF you get that lucky…. Please consider other places, this building is unsafe at this point for anyone."
