"I have lived here for just over a year, and have a 15 month lease. I have a 2bed2bath unit. My review was originally 4 stars, but I have no choice but to move it down to 2. When something is a good deal, you can over look some issues, but when the price increases, you expect a higher quality product/service. That has not been the case here. My rent is slated to increase by 12%, a little over $300. No renovations have been made, no service additions have been made. It appears "corporate" (John M. Corcoran & Company) sets the price of these units. According to their pricing calendar, my unit will be $3400/mo for a 12 month lease in April 2023, which is almost $1000/mo more than I pay now (a 33% increase). The price point for their rent is entirely arbitrary. I had planned to live here for 4-5 years while saving for a house. Aside from the price increase, the units are plain and fairly barren. No light fixtures in rooms (despite this being new construction, the wiring being ran in the ceiling for it, and light switches being installed for it), very small bathrooms, very plain fixtures. There's a frustrating issue with the master bathroom; because it's so small, you need to have your showerhead pointed at the wall or you'll get water on the floor. That combined with underpowered bathroom fans means the master bathrooms end up a mess when you shower for more than a few minutes. The kitchens ARE nice but are cheaply made. Have had cabinet drawers fall off, exposing that it was just pressed carboard and not wood. Speaking of cheaply made, I was surprised that since moving in, cracks have appeared on the ceilings or wall of every room. You can physically feel when your neighbors washer is on a spin cycle because the floor "bounces" rapidly. Some neighbors are inconsiderate. Dog waste in grass and dog pee in elevators is the biggest one. I work from home, and a neighbor in the building across from me was screaming obscenities at a parked car blocking her "view". Not the most pleasant experience while on a meeting with my team. Noise is a problem due to the proximity of the interstate and some heavy equipment yards, especially if the weather is nice and your windows are open. Some units will look directly at I-495, others will look into a parking lot, while a few unlucky units look into a construction/public works yard, and a few lucky units will look out into trees. They all seemed to be priced the same. Maintenance is fast to respond to issues, which is good. I've had two experiences with maintenance. One guy is nice and professional. Another guy is vulgar and has good tips on where to pick up women ("women" being the less-vulgar term than what was actually said) in the nearby area, despite me never asking for such tips. The point is that the unit I have certainly doesn't feel like a $3000+/mo unit. Staff are nice, though, with how much the rent is increasing I can't help but feel the niceties are superficial. Having professional and receptive staff is important to me, and that's at least the case here despite everything. The grounds are taken care of. I need you, dear reader, to understand that instead of spending $3400/mo (Again, April 2023 pricing calendar), you can instead just buy a half-million dollar house with no down payment. Your mortgage (5%) + PMI + taxes and fees would be around $3600/mo. If you have a 20% down payment, you can get a house that's $650,000+. Don't spend $40,000 per year to live here, especially when that 40k a year could be 48k the next year."
"If you're looking for a home, this is not it. To have my new lease agreement go up almost $600 is ridiculous. I'm not the only one, as you can see all of the availability. The market rate that is mentioned, I found an apartment with the same accommodations without a pool for $1000 less. It's in the same area. I'm looking for a home. Somewhere decent, I can live, and when it's time to renew my lease, I'm not in the predicament that a lot of us seem to be in now. Good luck to all of us who admit that we lived at the Heights. "My husband and I moved into the Heights in November of 2019 and still currently living here (Aug 2022). I will try to break up my review into sections for those who care more or less about specific details Building itself When we moved in the apartment was very clean and almost looked like no one had ever lived in our unit. The carpets were brand new and everything looked great. The size of the bedrooms and bathrooms are typical of a regular two-bedroom. They have a cleaning crew who comes in and cleans the hallways and lobbies of each building including the stairs and elevators so the buildings have remained very lovely over the last three years. It's apartment living so you can hear noise from time to time but for the most part, we hear nothing in our unit. Depending on what side of the buildings you live on we have the most amazing sunrises and sunsets. Office Staff I honestly think the office staff is the heart and soul of living at the heights. They genuinely care about the tenants that live here and make living here a wonderful place. We have many community events and gatherings that are always very well organized and put together. Jenna and Bill are the perfect Duo and have made us feel at home from day one. In fact Jenna was the first person to hold our son when he came home from the hospital. My kids love stopping in and saying hello when picking up a package. Maintenance Over our time here we have put in a few maintenance requests to fix our dryer and fridge. They are extremely quick to help and get repairs handled if needed as quickly as possible. Luckily with the apparent complex being so new we have not had very many issues just the basics. Grounds If you have owned your own home you know how much work goes into the grounds. The team here does such an amazing job and pays close attention to detail. The flowers are beautiful and it always looks so good. In the summer the pool and grills are well cared for. Dicky cleans the grills every morning and wipes down the tables, chairs, and anything you can think of. A company comes to our door every night and picks up our trash and we almost never see trash on the grounds here. In the winter the team is out shoveling all the pathways and plowing early morning for those of us who need to get to work or school. Long story short we have absolutely loved everything about living here and have built a wonderful community of friends and neighbors."
"I like the building and it is quiet but they just raised my rent from 2100 to 2600 for a one bedroom. In AMESBURY?!?! You can live in downtown Boston, Portsmouth or Portland for less money and the same quality apartment. The owners of this complex are disgusting. A lot of older people live here who may have a hard time moving and they are just taking advantage of people. I would NEVER give someone 2600 of my hard earned money for a 700 square foot box. Anyone who works here as an errand boy for their robber barron overlords should be ashamed of themselves."
