"Hamilton Highlands located in Needham Heights is nothing more than an inner-city tenement w/slum-like conditions for which you pay high Needham places. Management is unresponsive and takes months to reply - if at all. I do not recommend living there. There is also a troubling problem with mice infestation. They have to be constantly supervised by the Needham Board of Health - and even then they are generally not in compliance with Mass Health and Safety Codes. It is cheaper for them to pay the fines levied against them that a fix the problem. It simply is not a safe place to live. The Hamilton Company is well-known throughout the area as the very definition of slum-lord and has been so for many years now. Rent there at your peril."

"Webster Green is at a very nice location in Needham, but unfortunately, Hamilton is not so present at the buildings. It only cared about filling up all units with no criteria whatsoever. People let their dogs urinate at the exit doors and sidewalks. There is a family who lives upstairs of our unit ( we don't know exactly how many people live there) that make noises 24 hrs a day non stop. It's a hell. Nobody respects anything. It's a shame."
"Owned by the Hamilton Companies now - be warned. I've lived in a few residential communities but never one that has management and maintenance located offsite. Turnover has been abysmal with Hamilton staff, maintenance is slow to non existent with fixing issues (windows have been broken for 2 months), people in the community do not care for the property (as evidence by the overflowing trash dumpsters and not even bothering to use recycling bins), trash is left out in hallways (construction debris has been in my hallway outside apartment since I moved in last winter). Rent is being raised over 200/month to renew lease - for $2200-2300 I can rent in an Avalon community and actually get some value. Amenities are pathetic- fitness room doesn't have cleaning supplies, sprinklers go off in the pouring rain, drainage behind south building is bad so there's an abundance of mosquitoes come summer time, one grill outside that consistently out of propane because no one cares. Wild animals everywhere at night because of the trash - routinely see skunks and raccoons. Complained to Needham Board of Health and was told "nothing they could do". I could go on and on about this place, what a nightmare. Moving out in 2 months and moving on. Still shocked that slum like this exists in Needham."
