"Took them months to return my security deposit and was double charged for utilities. Trying to resolve the issue with management has taken a long time. Would not recommend. There are better apartment buildings in the area. Look somewhere else."
"If you are looking for an incompetently managed apartment complex look no further! While the apartments are clean and relatively new, that's where the benefits end. I have lived at the Val for 1.5 years and made the regrettable decision of renewing my lease. In retrospect, I would have looked for somewhere else to live. For starters, it is no exaggeration that at least one of the elevators is out of service the majority of the time. In fact, at ANY given time, there is an elevator in the building that is out of service. One elevator was out of service for well over 2 months with no explanation on "why" or expected timeframe for repair identified. It was finally restored to working order (I shudder to think what could have been so mechanically wrong with it to be down for such a period of time) only to have it go out of service again less than a week later. Now back to square 1. Elevator down with no repair in sight and property management simply offering an "I'm sorry". Sadly, the incompetence doesn't end with the mechanical failings of the elevator. I have experienced administrative errors with my lease. I realized that I had been charged in error an excess of $200/month for a year. That was discovered upon renewal of my lease, which to the credit of the management, they refunded me in whole. Only to have my new lease have administrative and billing errors as well causing me to provide documentation of the lease to correct the error. This has now been fixed. Finally, the platform used to pay rent has been replaced twice with the current "solution" forcing manual payment rather than electronic transfer. The one positive (reason for the 1 star) that I can offer is that the maintenance staff has been incredibly friendly, helpful and kind. I commend their attitudes because I can imagine what they must have to deal with every day in all of the mechanical and facility failings. Daniele, the previous manager was also incredibly helpful, attentive and cared about the facility and the residents. It's a shame that she no longer works there."
"If you’re looking for a relative new apartment with poor management, you may consider The Val. During a 6 months stay, there was always an elevator went down every single month, and it could be down for weeks. The garage door went down and left wide open for weeks every other month. There were always trashes and unknown stains on the floor of the garage structure. Besides, Danielle is nice, and she knows what she’s doing. Despite the two staffs always sitting and chatting in the office behind the reception and tend to ignore tenant’s request."
"If I could give this place a zero star I would, and that is due to management. By the way, this is coming from a tenant who moved-in upon the grand opening of the building. Honestly, the building looks great since the initial opening. Very clean apartments - the apartment looks new ( as it is) and modern, and the car garage is a plus. However, management at the Val is horrible, terrible. An absolutely trash. This goes to the previous management and the current. The manner at which the Val approaches its tenant is just not right. They order things around as if people do not pay, and it is a "free accommodation" kind of place. There is absolutely no parking for guests, you have a guest, have them park at "99 Restaurant" then cross a busy street with cars left and right. There is no pedestrian cross, ( very unsafe) yet we do that for our guests. The Elevators break down every single month and i mean every single month, if it skips a month then the following month there ill certainly be a technical failure. The downtime is 3-5 months. This is a 5 level building, at times the walk around is not easy for some tenants. The cost of housing here does not match the treatment and care management gives to its tenants. Tenants are like customers and they are. The treatment of customers and owner ( management) is pathetic. In summary, At THE VAL, THE CUSTOMER (TENANT) IS NEVER RIGHT. Everything AT THE Val cost money, even JUNK REMOVAL cost money. Just pathetic."
"If you want to live in a well managed apartment complex overseen by some great staff, look no further than this place. I was lucky to have a staffer named Danielle Tavares who, hands down, is the hardest working and most competent leasing agent I've dealt with. She answers any question you have by email, text or phone. Once the leasing questions were answered and the lease signed, all the staff follow-up on taking care of things like renter's insurance, utilities and cable hookups. The Val is lucky to have Danielle and you'll be lucky to get her to help you."
