"I hired Unique Masonry / James Samuel to implement a 1,100 sq ft cement patio. It was very difficult and disappointing from the beginning. After 6 months, I got an independent assessment and they said the whole patio would have to be ripped out and replaced. There are cracks throughout, the surface is cracking / peeling, it is not properly sloped and the firepit is also crumbling. James admitted that he had made mistakes, but was unwilling and in my opinion, unable, to make good on the contract. The only recommendation I can make is to not engage with him at all."
"Run as far away as fast as you can from James. He has no idea what he is doing. Hired him to pour a concrete floor in my basement. The job was botched. Not level, not smooth, very inconsistent. Showed up with not one proper tool. No levels, no string, no forms for the concrete. He damaged my yard, my carpentry on the house. Didn't follow directions. When given the opportunity to fix his mistake he dragged it on with excuses and improper solutions. He didn't pull the permits which he was supposed to do. didn't build to code. Used a 3 mil moisture barrier, not the minimum 6 mil. Wire mesh sitting on the bottom of the slab. Knee wall with no footings or rebar. Didn't use an electric float as specified in his work order/invoice. Now I am left with a useless basement, chasing him in court to get my money back. I also had him do chimney work which he was supposed to remove and replace all loose regular bricks on the inside of the fire box. He just scuffed the surface and used regular cement, not fire rated mortar, on the side walls and base. Then he was going to use veneer bricks to cover everything. His stucco work is hollow and cracking like a chocolate Easter bunny. Bait and switch tactics. No skills what so ever. No remorse. No respect. I am sure he will scam more people to get money to pay his lawyer instead of just doing the right thing. On top of this, James and his crew are all smoking marijuana all day while working. I have nothing against marijuana, but don't work while intoxicated. Anyone else out there with problems with this guy? Please leave your feedback. The world needs to see."
"Save your money and do not book anything with this company. It is just pure scam. We had a list of project that we need to be done. We hired him to build some stairs case And some landscaping. Total price was ~~$40k. We gave him a large deposit of $15k. Trust me this is what he did. I can’t believe it. One day he just stop working. It was question for him to apply for the permit. He never did and almost 2 months he ask us for the blue print. I can’t believe with my own eye. Please save your money and don’t fall with whatever he has to say. Do not HIRE I am planing to sue his company."
"Do not hire!!! Hired James from unique masonry for a garage renovation. He did his evaluation as a licensed general contractor of the structure and made his recommendations for repairs. After paying him a large down payment he proceeded to demo and get framing subcontractors who did not know what they were doing nor did he plan for creating necessary foundation support before building a structure on top of a deteriorating 1st level. After getting shut down day by the building department for not having proper permits and dangerous building practices. I personally had to apply and get permits and we had to take the whole structure down. Still willing to give the contractor an opportunity to remedy and he promised to repay some monies we started back on the project; only to realize he nor his contractors knew the building code to be able to remedy the job properly. After months of wasted time and money, I had to hire another contractor to do the job. James stopped returning my calls and has not repaid the monies he promised."
