With Orana Property, you have easy access to all your property and financial information through the PropertyMe client portal. In real-time, you can view where your rent is paid, review and download statements, lease agreements, inspection reports, invoices, and the status of any pending maintenance.
Our proactive and streamlined processes ensure that any upcoming lease expiries are actioned well in advance. We negotiate with both tenants and owners regarding lease renewals and rental reviews at least two months prior to the lease expiry. You will be immediately informed if your tenants choose not to renew their tenancy agreement.
After a tenant vacates, we conduct a final thorough outgoing inspection to compare the property's condition to the original property condition report. Any discrepancies are outlined, and the vacated tenants may be responsible for rectifying them prior to the bond being released and the tenancy being finalized.
We understand the importance of maintaining your rental property to secure rental income and maximize your investment. Our Property Manager will guide you through compliance, safety, and security requirements to minimize any risk to you.
Reporting general repairs is easy and detailed, either through the Tenant App or in writing. Once we have your approval, we swiftly action any maintenance using licensed, reliable, reputable, and cost-effective tradespeople.
Our team conducts regular inspections every three to four months to ensure tenants are respecting the premises and to identify any maintenance needs. We provide you with regular reports, including photos, to keep you updated on the property's condition. If necessary, we follow up with the tenant to ensure any issues are resolved.
Rent is required to be paid in advance by all tenants, whether weekly, fortnightly, or monthly. We have a strict rental arrears procedure in place and emphasize the importance of communication if tenants encounter any unforeseen issues affecting their rental payments.
All monies owed to our landlords are paid electronically on the last business day of each month. Copies of accounts paid on your behalf are sent with your statement for easy reference.
