"We settled a house that was somewhat complicated successfully. So I'm grateful that they've sorted everything out. In particular, the sellers solicitors were quite unprofessional and hardly responded to email requests and often provided inadequate responses. They do take seriously their charge to represent their client and will do whatever it takes to ensure things settle correctly and provide their client the information they need to make decisions. Due to the fact that there was an issue with undisclosed probate matters being outstanding, we had delays of 2.5 months in our settlement that could actually have been much longer due to the nature of probates. I'm not giving 5 stars because while the probate complications were not Odtojan Bryl Lawyers fault, I felt like it could have been explained a bit better. It was not clear to me the whole process of probate and what the issue was given that the contract clearly stated that the house could potentially not have settled within the standard 6 weeks, but I was mislead by the agent to believe that it would in high probability settle on time. When I realized we would not settle on time, it took a few weeks for me to understand what was going on exactly. It was quite confusing when I was explained that it was subject to probate and from online searches, other solicitors said it typically takes 6 weeks for settlement, but I was being told it's typically 10 months. In fact, it took closer to the 6 weeks from the time the sellers solicitors actually submitted all the paperwork. Another issue I had was that I was quite unsatisfied with the home inspector that was arranged. They gave incorrect information about the roof. The report didn't mention any tiles. When I called to find out what kind of tiles it was, he said it was terracotta which in fact, it was not. It's concrete. More importantly, he never went on the roof, stating that it was not accessible through a 3.6 m ladder which is incorrect. I was able to go on the roof with a builder using a standard ladder. If he had gone up, he would have seen that the extension of the house had a roof that was not up to code. It's not a huge deal, since it's the land that matters the most and we are renovating most of the house anyway and replacing the roof given the potential for leaks is not that significant in the grand scheme of house Sydney house prices. But this is not an issue with their service, but rather the home inspector that they arranged."
