"Having found reviews on here and elsewhere I totally identify with the abyssmal treatment of tenants. So much wrong with the maintenance. They have come quick when it suits them, but I have asked for repairs that never get done or even responded too. Now they are putting them on me and trying to charge me for them. They lied and said I hadn't cleaned. I spent 12 hours doing it. They know what they are doing and this is a long term strategy. They send you a detailed leaving letter with such high standards of cleaning. But it wasn't clean when I got in there. The inventory was said things like antique pine floorboards, new carpet, everything in mint condition. I asked them to come back and do it again. They wouldn't. They told me to amend it and send it back. It felt as though they were trying to get a clean inventory past me and then could go full force at the end of the tenancy. The agency and the landlord know that they didn't clean before I arrived. So much child detritus- boiled sweets between appliances, sticky goo on floors. Unidentifiable hard goo on floorboards, kids stickers everywhere, old sellotape marks around a door frame. A wet patch stuffed with newspaper and expanding foam. I put up with it. It was cheap. But they are now expecting me to scrub up two tenancies worth of grime. They must have charged the last tenants but did nothing except badly throw some paint up to cover the previous tenant's decor. They weren't going to do that either until I insisted. They said they'd decorate when I was longterm. I told them they'd been great in one of my final emails to butter them up to not fleece me. I've found reviews back as far as 2011 which detail my issues to a T. Sam from 2012 summed it up exactly as I see it.... "They are, however, very efficient at hoovering up the security deposit and will try to charge the tenant for any defects in the property, including those which are a direct result of the agency's lack of maintenance. The chances of these defects being rectified for the next tenant are not good, and when I had the misfortune to move into one of their properties, it was clear that it hadn't even been cleaned in a very long time." They messed with the wrong person this time though. Injustice fuels me. I'm sick of thr rental market. I've been priced out of bricks and mortar and forced into living in a van. They have no compassion."
"Previously thought they were ok but like past reviews turns out this company are as shocking as previous reviews reported. They rarely repair anything and then will find any excuse to rip people off and avoid giving back deposits. The place I rented was in such an ill state of repair they use a dodgy electric payment symtem for which they profit avoid if you don't want to get ripped off I still have nightmares about my flat which I will add was illegal given the fire escape route or lack of one."
"From the moment I contacted Jo at Wensum Properties, she couldn't have been more helpful. Even though the office had the majority of the team off due to COVID, Jo went out of her way to get me into the flat promptly and even faster than the best they promised they could do! The flat was lovely & impeccably cleaned when I moved in; it couldn't be faulted in anyway. The furniture it came with was also perfect & spotless. Any time I contacted about a maintenance issue, the issue was fixed the very same day - I once contacted at 6pm that our boiler was on the blink, by 8.30pm the entire boiler had been replaced and we had hot water again. I couldn't believe how on it the team are. In my opinion they actually do care about the tenants in their properties. I struggle to believe there could be any poor reviews for this agency, they have been by far the best agency that I have ever come across (and I've been a tent in 6+ properties). The low reviews they seem to have from years ago really aren't a representation of the team today. Thanks again everyone at Wensum (especially Jo!). Genuinely sad to be leaving the flat. Jude"
"Best avoided unless you are desparate! I would give more detail but feel that this is best avoided for the time being. My advice, before you move in. Take photos of everything before once you have the keys, complete the inventory and make notes of anything, even minor then take your own copy before handing it back in as you wont get one returned. We still had repairs outstanding, that were reported over 12 months previously! When we finally got out, they were probably not even completed before the tenants moved in. Lady in the office is lovely but I feel that the senior management there don't really care about you or their property, they just want the rent money. Repairs were frequently required (never rented such a high maintence property in over 20 years of renting). Its best to call the office first and follow up with an email, (at least for your own records -inc photos) as its likely they wont act until it becomes a really big problem(costing them more longterm - go figure!). If anything happens over the weekend, it might not get dealt with until the Monday unless you follow up again. Plus the agency was owned by the same person that owned the house? Something not quite right with that."
"Avoid at all costs, went to sign contracts and asked for things in writing as it clearly stated in contract needed written permission for (these had already discussed prior) such as having a cat on the premises, decorating, changing utility supplier etc. They refused and said it was ok, when pointed out the contract required it in writing they were rude and still wouldn't do it. After being treated like that when sorting contracts, I decided it wasn't worth the risk taking the property as I couldn't see them dealing with anything else properly. I managed to get my deposit back and left - having looked at the reviews since I feel I have had a lucky escape."
