"Really lovely place to stay. I got a great deal direct on the Warren Group site and I think I must have been upgraded because my room was huge. Beautiful decor, big bay windows. The decor is really modern and tasteful, and the place is spotlessly clean. The aesthetic impression is of a much more expensive 4 star hotel. There was a huge wall mounted TV with Netflix. The bed was very comfy and the bathroom/shower was great. I am sensitive to smells and I found the fragrance of whatever products/air freshener they'd used in the room too strong, but it faded over time/I got used to it. This place is in between a hotel and an air bnb: there is no regular staff on site, although when you see them in passing they are kind and polite. When I arrived early I sent an email and they graciously let me into my room early, and a patient woman over the phone talked me through the access codes on the doors even though I was being very slow and deaf about it! There's a nice common area for breakfast and/or working on your laptop, and a fancy vending machine with crisps, soda, water and even a selection of alcohol! The continental breakfast setup is fine, quite basic but with a good coffee machine. I'd have gone nuts for some yogurt and granola but at these prices I have no complaints. One thing to keep in mind is sound. This is a guesthouse, not a hotel, and I found that you can hear the sounds of other guests as if you're sharing a house: because you are. For example I could hear people passing and talking and even someone sneeze in the hall. It didn't bother me, but just be aware that nothing is sound proof, if you're someone who needs perfect silence to sleep. It's also a busy road and you can hear the life outside, cars and conversations. Again, it didn't bother me, although I could imagine a weekend night being more intense. The location is fabulous and very convenient, a stone's throw from the botanic gardens, with all kinds of tasty dining options nearby. I come to Belfast on a pretty regular basis and I'm sure I'll be back. EDIT: I forgot my wedding and engagement ring in the bathroom and checked out, didn't realise before I was about to get on the train back to Dublin. I was panicked, but the honest, kind staff waited for me as I ran back and found them. Wish I could give an extra star for being so good to a freaked out customer!!"
"Lovely hotel, ideally situated within Belfast city, nice room. But I have to say I wasn’t impressed with the housekeeping we where there for 4 nights/5 days & the room wasn’t cleaned once nor where beds or towels changed even tho there are notices in the rooms stating they are cleaned/changed on the 3rd night of your stay or anything before that time you would be charged (which we accepted) so even when we requested new towels on the 3rd morning nothing was done it, so we asked AGAIN the following day only to come back to the room to see 2 new towels on the end of the bed but still no room clean or clean bedding. Was quite shocked & disappointed that even when requested as required but the staff no housekeeping was provided. So on that basis we would only advise to stay here a couple of nights at most."
"The rooms are very clean and modern, plus a neat sitting area and new dining area. The staff are very accommodating with your needs. The surrounding area is wonderful as well with convenient stores nearby. I would definitely go back!"
"A charming small hotel in a lovely area of Belfast. We bookes the family room which offered lots of light, was of a good size with great colours and all the amenities you require for a short stay. The breakfast was included - there is everything you need to start the day. Friendly staff (at breakfast and online support) also and very easy check in and out as you receive all information via email right before check in."
"Lovely place to stay v close to everything due to a mix up in our room the owner looked after us and my son with a room especially kept for management I couldn't thank him more as he wouldn't charge us for it he couldn't do enough to help sort us out we will be calling again our next time we are up"
