"They charge a standard fee of £180 cleaning at the end of tenancy, no matter how clean your apartment is and they do not state this in the contract, they just take it from your deposit. Think I'm being dramatic? They charged us £180 to clean a 2 bedroom apartment, that 6 people had just spent 3 days cleaning. If you are thinking of moving here, don't and if you are going to move out, don't waste your time cleaning it, they'll just charge you anyway"
"We really loved our corner apartment, it was warm in the winter and cool in the summer. We barely turned on the radiator. Everything in the apartment is modern and well made. The concierge team is very friendly and polite. Parcels are left at reception. The gym is convenient and clean. The rent is a bit expensive as everything else in town. The rent is also increased every year unless stated otherwise in the contract. The handyman is very good and fixes everything needed, we never had issues with maintenance. There may be some delays in responses from the office. We left the apartment in a very good state (after 4 whole years) and no charges were made, people who complain have probably left it dirty or have broken things. I know there have been some issues with water coming in in one of the buildings but we never had any issues in our building. Safe and secure, would highly recommend it!"
"TLDR: Good - location, cleanliness, premium feel Bad - Referencing and charges at beginning of tenancy - extortionate and poor service, slow to get meter reads and issues sorted, charged for things they said they wouldn't charge for at checkout. Also - have a habit of putting threatening letters on cars that park outside the building, and send curt emails about parking under the building. Overall - would recommend, but get everything in writing. Checkin Good - Viewing easy, exchanging docs easy, phone calls from your end were prompt and informed. Bad– Your Referencing agent, KeySafe who provide no tenant contact details, charge large fees and, in our experience did little to help. We provided details of referees to KeySafe who told us no-one answered when they emailed, a lie. We had long waits for this, and in all honesty felt like we paid several hundred pounds to do our own referencing.I don’t know if you’re still using them, but if you are, DON'T. Living The Good – Quiet, warm and well insulated, Gym is a nice facility. Bad – The lift in building 2 on the left was broken for a significant period of time, often with little apparent haste to get it repaired. Once it was working, it broke again shortly after, I don’t think I’m exaggerating when I say 6 weeks of no lift was inconvenient. The post-boxes are in the wrong entrance i.e. ours was in the right-hand side set, when we live in the left hand set. The smell on level -1 in the left lift in building 2. Despite this being reported multiple times, a strong smell still lingers there, more so than in other areas, and not Cargo's priority. Cargo Staff Good – All the reception and concierge team are friendly, polite and professional and have a good relationship with residents. Parcels are taken which is really helpful and they always offer to pass on messages promptly. Bad – Meter reads are slow and forgotten, reported repeatedly, nil concrete action taken by Cargo, as issue persists. Renewing The process, as you are a commercial organisation, was always going to lead to an increase in rent, however I feel that residents have not really had any quantifiable increase in value since the increase. Again the signing, rent calculations and speed of this process was not impressive, requiring me to proactively chase the team, carrying on living in the apartment without a new contract for a significant period, which puts both of us in difficult legal situation. The Tone Good - The Cargo offers many communications to residents over the year, from seasonal events like the Pumpkin carving, to updates about parcels now and then. Generally the emails and tone from the Reception guys is friendly and amicable. These events and activities are nice opportunities for residents to get to know each other and I’ve met a number of residents through these. The reception team are always friendly and helpful when you need them. But - you are a commercial organisation first, and resident support team second, who need to ensure that rents are paid, income is maintained and revenue maximised. Recently, I feel there’s been a culture change: - Anyone not holding a valid car parking permit will have access restricted - Will be asked to pay retrospective charges - Any residents leaving trays in the corridor will be charged Notes on windscreen highlighting “illegal parking” parked on the front courtyard. I would be careful about using the term “illegal parking” as, if anything, it would be a civil offence, and even then, until you acquire both a BPA and IPC license, you would not be in a position to enforce this. Moving Out It came as no surprise that you levied inappropriate charge. At the start of our tenancy, you advised that if we used Terry to put up things, that this would not involve a charge, but, predictably you reneged on this and charged us "nominally" I implore all to take lots of photos when they move in, get verbal commitments in writing and ensure that concerns are escalated."
"Great location, fantastic flats, friendly stuff. I was the first one to move into my flat which I found to be incredibly convenient in terms of size, price and location. The staff that showed me around and the receptionists are really friendly and helpful. The communal areas are an added bonus and they are really nice. I have used the gym quite a lot throughout the winter and never had to wait to use a machine (it's only really busy 5-6pm on weekdays). I loved having a parking space for my bike, too. I am really happy I made the choice to live at The Cargo Building: totally worth the money."
