"We liked the living room and kitchen but the back bedroom was really cold and mould grew quickly despite using the dehumidifier on a daily basis We knew Olivia would be difficult when we moved out and try to keep all of our deposit. We actually paid to have it professionally cleaned and still wasn't good enough. There was also an issue with the removal company which lead to Olivia keeping our deposit. We weren't that fussed as we expected she would get it somehow, which she did. Overall, if you have money to spare and don't mind it being cold and Olivia essentially making up her own rules about how to land lord, you should be fine."

"We rented a beautiful newly-renovated apartment in Ranmoor for two years from Place Properties, only moved on as we bought another house ourselves. Olivia was an excellent landlord, extremely competent, fair and efficient in all our dealings with her. It’s very evident that she takes great pride in all the work that goes in to her properties. We would highly recommend."

"The location was ideal, close to endcliffe park and was a 15min walk to my work. The move in process was quick and Olivia responses when needed (except from when she’s goes away for a month without warning). Overall my experience with place properties was a massive disappointment. I had the ground floor front bedroom and was made aware very quickly of the poor quality of the house. The huge window that faced the road was single glazing and the frame was rotting wood. There were no locks on the window and the latches were all loose and left gaps so the window didn’t seal at all. In fact I would regularly feel a breeze coming from the window frame which resulted in a cold damp room. Another issue was noise due to the single glazing, the road was busy 24/7 and sleeping was impossible. Not to mention the lack of black out blinds of any sort. Old damp mouldy see through curtains and one blind that only covered a quarter of the window is all you are given. When we arrived the house was infested with insects. The previous tenants had a cat and we were left with a flea infested house. When sat in the living room we could see them jumping on the sofas and even got bites ourselves. The carpets were also flea infested. A colony of ants also lived in the house and swarmed the kitchen several times. We made Olivia aware of these issues and she did nothing. She also blamed us for allowing insects in the house even though we had only been there a week. We only had to deal with these infestations due to the property NEVER BEEN PROFESSIONALLY CLEANED! The conservatory also leaked regularly and maintenance regularly told us it needs replacing but Olivia would never do it. To top off this experience…we knew how difficult Olivia was and would be when we moved out. This meant we cleaned the house from top to bottom. We spent two days none stop cleaning and left the house cleaner then when we received it. We knew Olivia would charge us a ridiculous amount anyway but we were shocked that she tried to charge us over £1.2k for cleaning and damages. We obviously disputed this and received our money back. All in all, Olivia lies and rushes you through the process of signing. She is highly unprofessional and has made two of my housemates leave good reviews in order to get a landlord reference, so DO NOT BELIEVE GOOD REVIEWS."

"I would first like to say that the location of the accommodation on Ecclesall Road was great, however everything else wasn't. I found the tenancy very difficult and we had so many issues during our year there. I wouldn't recommend renting with this company, especially as a young professional or student, it is EXPENSIVE for what you get. And at the end of our tenancy, they tried to unfairly charge us £1.2k, which most we claimed back. We went into this tenancy with a lot of naivety, was rushed around the viewing and was not able to fully take in the extent of any issues. Noise was a big issue, the windows are shut upon viewing and viewing at a quieter time was misleading. As it was on a main road there was constant traffic and SO much noise that it would keep you up, the windows are so thin and you can hear EVERYTHING, would not recommend for someone that likes their peace and quiet. It was said the property was professionally cleaned at the time we moved in, I don't believe this was the case or they company used didn't do a good job. A wipe down, a quick hoover and a quick lick of paint, I would closely inspect this upon moving in and take photos for future reference as it can be used against you. This was disproved by dirty windows, an unusable back garden, broken lights and FLEAS. There had been a cat in the previous tenancy of 2 years and the fleas were everywhere, on the sofa, in the carpets - I treated this myself with home sprays and rampant hoovering but it just showed that the carpet was not cleaned to a high standard. Something close and personal to me was my request to move out early in both November and December 2021 due to my deteriorating mental health, I offered to find new tenants, pay a fee and follow procedure. I begged and pleaded and told her I felt trapped but she refused. Unsympathetic, greedy and lazy, not wanting to do any of the adjustment documents, even in an extreme situation, I felt extremely disregarded as her only suggestion was to move out and have my dad pay the rent for me. In order to keep this short, I will summarize. There were lots of maintenance issues, damp, mould, an agenda for money, ants/fleas, uncleaned windows, carpets, a broken leaking conservatory, faulty boiler and in order for my co-tenants to get a reference, the landlord them post a positive review on google. I would not rent with this company again."

"Olivia’s flat was by far the nicest one I viewed when searching for somewhere. I’ve only lived in my flat for 3 months but everything so far has been easy and positive. The flat is beautiful and was completely renovated with all new appliances before my tenancy. Since moving I’ve had two issues; the new washing machine not being plumbed in, which was sorted within 12 hours, and a lack of blinds in the main living space, which again was discussed and promptly sorted. Olivia was super helpful during the contract process and has been accommodating for my dog. Would recommend"
