"I am somewhat pleased living here. I attend college just down the street, so the proximity placement is nice. However, some of the fees you must pay are exorbant. The dog waste removal fee is an unforgiving $100. I have also heard horror stories of cars being towed when the residents were at work or school. Overall the facility itself is very nice and tries to do a lot with its community pantry and community room. It is well-kept outside, and there are options to garage your vehicle if you so choose. Workout room exists, but is nothing special. The leasing managers were always friendly towards me, but I did have an issue with another resident. For having a dog off a leash outside of your apartment or dog park, you receive a warning that if it happens again you will be evicted. This makes me uneasy to live here. The neighbors are hit or miss. Some are nice, friendly, and down to earth. Some can work with you to solve issues that may arise. Some are pretentious and will not even look at you. Be careful of them, the administration will tend to take their side. It is about a 50/50 split. Overall I do appreciate this facility but would not recommend it to a friend. The disputes with neighbors is my #1 reason for seeking another complex. The proximity to school is nice, but I believe that there are better, still dog-friendly options out there whose fees are not so high. The burger joint is nice, but also very expensive. Burger king makes up for this though. Pros: Very nice physically Community Room with many entertainment options Community Pantry Helpful leasing staff Allows pets- small pets like fish don't need the $300 pet fee Small workout room with treadmills, dbs up to 50, and a leg press/shoulder press machine Dog park ( about 70-100 sq ft) Garages (however waitlist is 3-4 months out) Proximity to universities, and grocery stores Floor cleaned weekly Ventilation unit is an in-house blower. No ventilation connection (in my experience) between yours and your neighbors units. Forgiving rent deadline- but don't be after the 5th! Floor does not leave scratch marks upon moving furniture. Movable breakfast bar! Park down the street. Neighbors build snowmen lol. Cons: Disputes with neighbors- but manager did follow up with me and relieved concerns Neighbors are great and friendly, however some can be pretentious Dumpster collection happens at 6 a.m. and makes a huge racket. Hidden fees tend to be very high from my own experience and people I have spoken with. Only select buttons on the microwave work upon move in, also both sink gaskets leak water. Maintenance is working to get fixed, so I commend that. Have not experienced the move-out fees. If I remember I will update this list. Walls dent easily! No curtains upon move in. Blinds do little to filter light. Door paint chips easily. Sketchy operation happened directly north, now there are three abandoned businesses that random cars hang out outside of. Not a direct issue of the place, but of the neighborhood. Summary: I would recommend. I initially had bad thoughts when I felt targeted by another resident for a mistake I made, but the staff resolved it. Objectively this is a great place, and subjectively it is pretty good too. Definitely headed in the right direction. Fees & Citations: $3.95 for rent processing, electricity $30-$50 monthly, gas and water ~$10 or less monthly, dog waste removal fee $100 security deposit w/ rental history 1 months rent, security deposit no rental history 2 months rent. Violations of code of conduct (only from personal experience) without specific fees will result in administrative citation, but not a fee. 2 citations = eviction. Unless you have an aggressive dog, I don't see you getting a citation. And if you do, keep them leashed!"
"Lived here for more than three years when I was in Lincoln. I’ve lived in 2-bed, 1-bed and studio, I enjoyed all of them. The building is sound proof, which is awesome. The view of the fifth floor is amazing. The human and doggie neighbors are very nice. It’s a safe place to live too."
"Ive lived here for nearly two years and my biggest complaint is noise. I stayed based on location (proximity to East Campus) and expectations that construction would end eventually. My experience makes me regret leaving the lower scale apartments down the road which cost half the amount of rent. The rent is high and expectations have not been met for the company to minimize noise pollution or reduce cost, as the quality of my stay has been drastically reduced. Apartment doors leading to the hallway do nothing to block out sound and every person talking or dog barking in the hallway is clearly heard inside my apartment. This is especially annoying when you rent a studio because you have no way to block hallway sound out of your bedroom. Between floors does not have great sound barrier as I hear every step my upstairs neighbor makes, every dog bone dropped, and even them blowing their nose every morning. Walls between neighboring apartments are actually well insulated. If you’re on the side of the building facing 48th street, I imagine the noise from the street to be frustrating. Windows facing East get woken by dumpsters banging at 6am twice a week and loud cars. The first year I lived here there was constant construction/ repairs being made to the exterior of the building and AC units with sounds of a lift beeping and running outside my window. This was daily for many months. About four months ago they started construction on new apartments on the ground level beneath my apartment and it has been extremely loud and disruptive to the point where many days I felt the need to leave my apartment the entire day to relax, study, watch tv, hear my own thoughts, etc. They jack hammered for about 9 days. Major holidays (New years eve, new years day) they started jack hammering at 745am. The office manager falsely reported that they would keep construction between the hours of 8-3pm. Many days the construction is from 730am- 9pm. The construction company working until 9pm one night used a machine indoors that set off carbon monoxide alarms and caused the entire building to evacuate from 9pm until 1am in the dead of winter. Felt extremely bad for people who had nowhere to go but their cars. Not once in the 4 months have they apologized, acknowledged, or amended the inconvenience of the construction and noise disruption to the residents. No apology for their construction company almost poisoning all the residents in their sleep. Perks of this apartment: proximity to east campus, newer appliances, workout room, dog friendly"
