It would be nice if you guys notified tenants when you're going to turn off the water, the old manager would have the decency to text us a day ahead. Not sure why they got rid of the gorgeous grass and trees on our complex and replaced it with these basic unsightly rocks that already exist in the desert."

"I thought they were a good company, and cosigned for both my kids rents here. Read your lease agreement very carefully. They they added an addendum that states for early termination they can charge you rent for an empty apartment even after you pay the early termination fee and give 30 days notice. I was told that if I gave 30 days notice and paid the fee I would get my deposit back, now I got sent a letter instead of the check that I OWE MONEY! On top of that some apartments get the water shut off alot. Also: don't rely on leaving messages, they don't return them in a timely manner."

"I would never recommend anyone to rent from these people. The new owners are a real class act. They are slum lords. They lie and are manipulative. They take advantage of their tents and their situations. All so they can up the price in their rentals, which are in terrible neighborhoods by the way. And they know people will pay it cause they need a place to call home. I also will add that they are bug infested, doesn't matter what property. They will evict you on the lies they have made. The Better Business Bureau should be notified along with other reporting agencies for the things they are doing to the honest people, seniors and disabled who are renting and following the New Mexico renters guidelines and laws."

"Rented with them a while a year ago when I was relocated from Nashville to ABQ, they were very responsive and helpful especially Oscar! They even gave me a virtual tour through FaceTime! Absolutely loved my unit on Girard! I’m coming back to ABQ and will not hesitate to rent with them again! No hidden move out fees! Just minor things I expected such as when I made holes to mount my TV. Maintenance is very responsive as well! Over all just be a good tenant with common sense, patience, and you’re golden going through Deacon Properties!"

"If I could give zero stars that would be too many. Slum lords. The apartments on Ortiz are a DISGRACE. Someone close to me has been a tenant for many, many years. She has continually had the worst of the worst moving in next door, been threatened and harassed, stolen from, had her vehicle vandalized for MONTHS by a neighbor… AND there was also a murder. She was home when it happened and had to bear witness to a trail of blood out to the lot. This isn’t even the half of it. There is a TERRIBLE MOUSE AND COCKROACH INFESTATION!!! There were mice AND droppings in the oven. They replaced oven after over a month of asking. This has not resolved the problem as she has had evidence of mice left behind. AGAIN. Her kitchen cabinets are riddled with BABY ROACHES. They will only spray for bugs when you call them, it is not longer monthly and it does nothing to resolve the problem. They have been remodeling most of their units, and when we asked them to change her carpet at her lease renewal, several years ago, they offered her a new unit only to renege later. They still have never changed her carpet. Her apartment is in DEPLORABLE CONDITION. So, if you want to pay rent to slum lording management, call Deacon. LASTLY, let me leave you with this: New Mexico Landlord Tenant Laws & Rights for 2023: Rights Landlords have the right to collect rent payments when they're due, collect security deposits and use them to cover damages that exceed normal wear and tear and keep a calm and safe environment for other tenants and neighbors. Responsibilities Generally, New Mexico landlords must provide a safe rental unit that complies with local health and safety codes. On the other hand, a landlord must give the unit requested repairs if they're demanded by the tenant. If the landlord fails to respond to these requests promptly (Seven days maximum), New Mexicc tenants may seek legal advice or action against them. Finally, every landlord in New Mexico is responsible for keeping the appliances of their rental unit in a safe condition; this includes air conditioning, electrical, sanitary, heating, plumbing, and ventilating systems EDIT: this place has failed to eliminate my friends MICE INFESTATION AND COCKROACH INFESTATION AS OF SEPTEMBER 2023. Deacon properties are the WORST of the slum lords. The trash outside is repulsive!!!"
