"Rodent problems, pluming problems,and maintenance. Don't bother asking. You put your rent in a envelop that the landlord ignores for days on end. When they claim they can't process a money order. They blame the renters. Withholding our mail for the first 3 months of living there. Was accused of not paying rent. Won the case because if their negligence. And then a few months later just show up with law enforcement . And throw us off the premises. Not the only victim to their substandard business practice. And will not be the last. And Amy needs to not work for this company or any company like this . Most horrific human being. Takes pride on being lazy and disrespectful."

No problems or complaints what so ever. ----------------------------------------------------------------------------- UPDATE JUNE 2021 I am still here and plan on renewing my lease for a third year in a row. If you pay your rent on time, follow the rules of your lease, take care of your unit like an adult, are considerate of your neighbors, and keep your guests in check, I think you'll love it here. I stand by my previous review. No complaints what so ever. -------------------------------------------------------------------------------- I have to be honest. From what I've read, I was worried, but I actually had, and still am having, great experiences. So, I felt the need to share. I went to take a look at a unit. It was beautiful and clean. The hallways smelt great and carpet was kept. The grounds were clean. As we were walking to a showing of a garage, Amy was picking up litter along the way. I was impressed. At the signing of the lease, she was professional and went over EVERY detail of the lease. Explained why and gave examples of stuff I never knew, regarding apartment living and even shared some tips with me. My first weekend there, I was heading out for the morning, and I noticed someone did a dumpster dive. Stuff/Trash was all around the trash bin. Upon returning home, it was picked up. Impressed, yet again. I just turned in my check in/move in sheet. There were minor things that needed attention. I got a call that same morning and maintenance was being sent in my unit to fix those minor things the same day. That night I got home and EVERYTHING was fixed. Even more impressed. About the Picadilly- These are SPACIOUS, CLEAN, and AFFORDABLE units. If you want luxury, move further down Maple. The staff is professional. The units are VERY WELL kept and maintained. The grounds are clean. For me, these things are important. About Amy- I, personally, like Amy. She is professional and knows her job. She obviously has been in this industry for a very long time. She was VERY thorough with me, when it came to deposit, lease, expectations, and moving out and or breaking lease. Let's just say she wasn't thorough though, I feel it would be your responsibility to make sure you understand what you're reading and signing. If you don't understand what you're reading, don't sign. Again, she goes over everything, so how one could not understand rules, policy, or procedures, is beyond me. As far as these stories about notices to vacate. She did go over what I needed to do should I decide not to renew. In my opinion, if I handed her my 60 Day Notice personally, I do not get the impression that she would turn around later and say that I never personally handed it to her. My impression is, she is a no non sense person, and a very busy person, at that. THAT does not make her rude or mean. She's there to manage the units, and to make sure the tenants living expectations are met and taken care of. I appreciate and want that. If you're wanting affordable living without going broke, if you're looking for a quiet, clean, well maintained unit and grounds - Picadilly is the place to be! I'm willing to bet I'll be signing another year lease."
"I recently applied for the townhomes with this company , they took my application checked references never contacted me again . Not only did they take my personal information via email , not sure if it was promptly destroyed or if a random person will have my personal information. I contacted several times to check the status of my application . Communication With this place is not great at all . I should have took heed of the terrible reviews this places had . Do not apply here unless you are all out of options and ok with lack of communication and no consistency and or ok with being put on the back burner . Glad I found a place or I would of been out on the street waiting for these people to communicate with me"
"The lawn service knocked a piece of metal through my window and shattered it. I didn’t see it that night when I got home since it was dark and I was tired so I just went straight to bed. I woke up the next morning and found it like that thinking somebody had tried to break in and frantically was calling my parents and trying to get a hold of somebody at the office. The property manager knew about it the whole time and instead of calling me or texting me when I didn’t answer the door (because I obviously wasn’t home) she just didn’t say anything. The company is apparently going to fix the window but it won’t be fixed most likely until I’m already moved out. Moving out Monday. Worst place I’ve ever seen without a doubt. I’ve also had countless maintenance issues that went on for months on end including over a month with no hot water. It took my parents going up to them personally and threatening court in order for them to be fixed and there is still mold in my ceiling to this day."
"I moved out in 2013 when my lease was up. Gave them notice and made sure the place was really clean. My payments was always on time and no late fees. I just looked at my credit report and they said I didn't paid the last two months and late fees plus for cleaning. For over 15 years until now what I've been hearing. The have cockroach issues and needs to be shut down. Yes they are rude not answering calls back and making your credit to back. I give them no stars not one. They suck. Whoever this happen to needs to report it to the BBB. So please don't rent from any of the apartments they have."
