Arden Flats

"Beware of Sand Company properties. I live at Arden Flats which is a market rate property. However, they manage this place like its public housing. The manager is never in the office during posted hours, We've had heating problems since moving in. Heating zone in apartment has been replaced twice in less than a year. Apparently, the boilers keep going out. Heat is currently out again as I write this review. I've called emergency maintenance twice tonight with absolutely no response. I wouldn't be so frustrated if we weren't paying our own heat on top of the ridiculously high rent. Please save yourself the inconvenience and the money and look elsewhere. Arden Flats us definitely not worth the money or headache."

"The building is simple but cute. I love the apartments, they are large and have a good distribution. Kim is always attentive to everything, doing everything and helping with everything, she always knows how to help and responds very quickly to texts and emails. Thanks Kim, you're the best."

"Very nice, well kept up on place to live! The management is easy to talk to and get ahold of for needs. The community room we used for a baby shower was very nice and accommodating and comfortable for all my guests."

"Arden Flats is a nice and quiet apartment with clean modern units, thick walls, and a great location. The amenities are decent with a small gym, a party lounge, underground parking for 1 car per unit, washer/dryer in unit, and an impressive front lobby. However... -As of summer 2022, no utilities will be included with rent -There is nowhere nearby to park during the many Minnesota snow removal days -Noticeable highway noise if unit faces away from the parking lot -There is very little outdoor space and it can feel isolating (props for creating a new fenced in dog run however) -The maintenance staff is overworked and spread thin (luckily did not run into many maintenance issues) -Garage door breaks frequently -During the move out process, management does everything shady they can think of to keep your damage deposit, such as charging $80 for drip pans or $300 for cleaning fees It was a reasonable two years at Arden Flats all things considered, but totally soured by our move out experience and poor communication with management. Any potential residents should take note, document everything, and replace drip pans for $20 off Amazon"

"I lived in the apartments for 2 years and experienced cooperative attitude from 2 ladies of the management (Kimberley and Jill). They were especially very understanding and assisted me throughout our stay and even when we had to move out. Everyplace has its pros and cons, so does this one. Pros- - Well kept spacious apartments. - The interior design of the apartment has been very carefully considered and you appreciate it more once you start living there. - It is best suited for adults or ones with older kids. - Clubroom can be rented upon request. Cons- - No open area to walk within the community. - Gym is namesake, with bare minimum equipments. - Maintenance team takes time to address issues sometimes, however, they are extremely efficient."
