"Monticello building, Moved in to an apartment that hadn't had the floors professionally cleaned, maintenance on the building is incredibly lacking. There were two abandoned strollers in the back parking lot for a month and, when I called to say something about them, the person I spoke with said they'd seen them and had questions (why not just remove something that is obviously garbage?). There is a goldmark van that parks in the back parking lot regularly over night and they park very far from the building (at least two feet, I have pictures) Tried to bring this up with the company and I was told that the van should only be there during emergency maintenance times. Building doesn't seem to get cleaned very often, bottles of alcohol and needles are left in the hallways, as well as pee, vomit, and poo all get to sit for weeks at a time before someone seems to notice that something is dirty. The hallways always smell strongly of cigarettes, which isn't a fun thing to deal with when you have asthma or pets. The back parking lot is absolutely horrifying in the winter, the company hardly has anyone come through and do snow removal so this results in lots of slips, falls, and near crashes with vehicles. The back door has been broken since I moved in and I've tried to contact the office about it, only to be told they are 'working on it's (it's never been fixed). Not worth the money, building is not safe or secure."
"I moved into a new apartment that was advertised as having laundry in the unit, first day I move in, the dryer is non functional. Called them the very first move in day to get a maintenance request filled out, was promised someone would be out in a day or two with zero notification. After a few days of nobody showing up, I called again to be told that nobody actually put in the request, and someone should be out in another day or two. After another few days of no maintenance, I called the offices again only to be put on hold for hours while they transferred me to answering machines, as it seems nobody ever actually works in the offices. This unit was advertised and sold as the only unit in the apartment with in unit laundry, a big feature and one of the main reasons I decided to move in. However, simply making sure the appliances advertised to tenants is too much work. The phone operators at the offices were unhelpful, transferring me to empty offices with any questions I had, management will not give you the time of day nor pretend to care about any issue, and to top it off they adamantly REFUSE to give you any notification when maintenance will be showing up, insisting they will simply arrive, knock twice and enter the unit, even responding with hostility when I asked if we could get a phone call the day they would arrive. Everyone I have spoken to doesn't seem to find broken appliances to be any issue of concern for new tenants, which I found strange since they keep every deposit they can get their grubby hands on. Nothing quite like paying extra to move into a new apartment to find landlords are still as terrible as ever. Its amusing how slow they are to care now, but we'll see how fast they contact me once I start withholding rent. Property managers need to actually manage their property instead of viewing every tenant as nothing more than steady streams of income."
"They have notified me that they will not be renewing due to the review I wrote which I just deleted because I'm going to rewrite it when I have some time. -laundry issues for the first three or four months that I lived here maintenance guy told management it was fixed and it wasn't(who knows who is lying) he quit soon after. They also told me that there is a city wide epidemic of laundry machines being vandalized so there is a shortage of parts. Which means the third dryer unit they said was going to be installed is not coming. Them claiming there's an epidemic is absolutely hilarious. It's actually the first time they've told me that since I moved in. -one of the entry doors slammed constantly. They said they'd fix it for months and finally did last week -roof leaked and they said the cover blew off(this is a part of the review I think they got mad about). I asked them if it blew off because it wasn't put on properly or if it was damaged. No answer on that until they saw that I called it incompetence. After they saw that they said it was damaged. They tried their best to clean my sofa but it stinks now. -haven't seen any of the management team at the building more than a few times -sent letters saying that they would evict us if my roommate didn't pay his bill from a previous lease that had nothing to do with me. -for the first couple of months I lived here I would call the Luxford main office if I had a problem but in the last few months I've found stuff actually got done if I called goldmark who oversees this management company -it's generally a bad sign when a property management company tells you they don't want to renew your lease because the stuff you're complaining about is "out of their control" -just read the other reviews and you'll notice that besides a few five star reviews with nothing written it's nothing but complaints. Usually about management shirking their responsibilities."
"EDIT: I have received no email. Also, when I showed up for my apartment. The carpets were not cleaned, nothing was cleaned, it was not painted. Yet when I leave I have to pay for the carpets to be cleaned, the place to be cleaned "move-in ready", and for it to be painted? I can guarantee that I left the apartment in better condition then I received it. So my question is, how do you justify that? Charging residents for expenses that are clearly on the apartment complex from their security deposits? Seems shady and illogical. I have contacted the office about this. He said he would look into it. It has been 3 days no call. I have contacted the apartment 5 times today and no answer. DO NOT LIVE HERE. Management is poor. Literally every GoldMark Apartment will swindle you out of your deposit. I showed up to my apartment where the carpets weren't cleaned. This is part of the lease guarantee. The apartment was filthy when I showed up. I left it cleaner than when I got it. No damage. They take $280 of my $300 deposit. Questionable management and unsure how they always seem to get away with that. I have honestly never heard of a person getting their full deposit back."
"The management does NOT do a very god job at answering emails and phone calls. I feel very unsafe and cannot wait for my lease to end. Less than a month after I initially moved in I was notified that my floor had bedbugs and had to evacuate myself and my belongings out of the apartment for a day for treatment. I completely moved back out for the day and had to wash my entire wardrobe as instructed. Being a college student, that is extremely expensive considering that every wash cost $1.25 and a dry cycle cost $1.00. There was absolutely no accommodation for this! The walls are incredibly thin and I can hear my neighbors yell, have relations, and sometimes smell smoke through the walls about every other day. Ive seen police cars parked in the parking lot on my walk to school. And the lights flicker and dim consistently throughout the day. I emailed management December 10, 2018 and have yet to hear back from them. I definitely do not recommend students or anyone renting from Luxford."
