"*11/27/2023 Property is once again without a manager. Of course it affects the property. When the cat’s away… really no oversight. It’s important someone be in charge to make necessary day to day decisions. Always a challenge & what a shame. The majority that reside here all love their apartments. Me included *UPDATE 10/10/2023 I am happy to say Wilhoit Properties has/is addressing the issues here. Landscaping has improved 100%- curb appeal is back. It’s nice to see children outside playing on the playground. Feels like a community again. I LOVE living here! I will follow up with new pics * Update 08/07/2023 Very disappointed watching a slow deterioration of property. Professional landscaping with no professional care. Not mowed going into 3rd week. Weeds as tall as 6ft in some bedding. Shrubs, trees not cared for. Many dying from bag worms. Attention given to area around the office area (street view) though. Things could & should be better. Lots of excuses made. Sad Staff started mowing @8:30 was unable to complete- riding mower broke. 08/11/23 Lawn is now being mowed (chopped) with a weed eater. What a mess- clippings left on walkways & tenant patios. Walkways NEVER blown off. * Update 06/2023 Still love my apartment. Downgraded to 4 stars due to a decline in property care. *Update April 2021 • I am now a resident here. Moved in 1 week ago & have NOT been disappointed. I can not believe how peaceful & quiet it is here. I LOVE it!"

"I applied for rent they asked me to pay $10 application fee. Once I complete application they requested $300 to send off with the application as my deposit. However they kept calling me and making me add or change things to the application such as writing neatly etc. Once my application was completed and all form were sent I never heard anything back from them after 2 weeks of no response I asked for my deposit back to this day they won't return my calls. I will have to take them to court to get this matter settled Edit: I got the police involved and I called the number I was given and I was told I have 24hrs to cancel my application from the first submission in order to get my money back. This is against the law. They can't keep a deposit if u never signed the lease or moved it."

"Unfortunately, this apartment complex does not take care of the apartments.i spoke to a tenant and she is unhappy. The manager on property (Pam) is great, however the corporate office will not do anything to better the community. There are elderly people with tubs that are too high to get in which has caused injuries, pipe files, water leaks and MOLD growing."

"I have been living here for 3 years and everything was great until the current apartment manager came in this year. She has a terrible attitude and is very careless and always very sarcastic. There have been a lot of complaints put in on her. She is NEVER in the office."

"College student new to the Kansas area. I was searching for a reasonably priced home and my search landed me here. My experience at Covington Woods is so surreal, if my partner was not with me to confirm it... I would have sworn I was in a nightmare. Upon arrival to the Leasing Office, we were greeted with two women playing loud EXPLICIT music over a cell phone. Turns out it was the Leasing Agent and her friend. We inquired about availability and right away we noticed the reluctant attitude of the agent. We arrived at 4:10 pm. The agent kept looking at her watch letting us know she gets off at 6:00 pm. As we walked to view a model apartment she kept whispering that her friend (in the office) is homeless and she is saving the apartment for her. My partner and I looked at each other and said nothing. We liked the spacious layout of the three bedroom unit and told her we were ready to pay the application, deposit, and first month's rent - to hold the unit. The Leasing agent whispered something again about her homeless friend and I became frustrated and asked her "Look are you trying to keep us from this apartment"? She said " no". As we walked back to the office she explained to me that since I'm a college student then it's a problem because, they add my loans to the rent amount. I explained to the agent that information is false. You cannot add student loans to my income because I must pay the loans back. She said "oh" and then told us to come in the office so she can call her boss. Throughout the brief time we spent in her office, she basically came up with ridiculous reasons about not renting the unit. In addition, her friend rudely stuck her head in the door interrupting us (while we were chatting). After the third time her friend stuck her head in the door to shout "I'm hungry and I got to go to homecoming tonight. I'm going to go get something to eat!" My partner and I walked out. In disbelief, we sat in the parking lot discussing our crazy experience. After a few minutes the leasing agent walked out of the building with her friend to a late model van (in the parking lot). Since our windows were down we could hear their conversation and the agent did not notice we were still in the lot. We heard her state "I'm not renting any apartment to those blacks. We have enough out here already". My partner sped out of the complex while the laughter of her friend rang fresh in our ears. Unforgivable, unforgettable, and an uncalled for experience."
