"Overall, very disappointed with the experience I had with this company. My partner and I applied for a rental ($65 each to apply plus $25 for a pet application, so we paid a total of $155 in application fees) and were told we were first in line for the property. After submitting our application and payment we received a message stating we would receive approval shortly. However, shortly there after, we received a second message stating that there was one application pending in front of ours. Later, we found out the property management accepted the first application and did not consider us for the property. None of our $155 application fees were refunded. Instead, we were offered 30 days to transfer our application to an alternative rental, however, nothing became available in that time that met the criteria we needed. Extremely disappointing to lose that amount of money for absolutely no reason as we were never considered for the property we initially wanted. Had I known our application would not be considered, I would have never applied. It feels awfully scammy if you ask me. I would not recommend using this company unless you want to give away $155. Times are tough and it hurts to lose that money."

"I want to start by saying that my experience with Prop M Management was nothing short of a nightmare. I was a tenant with them for a year, and I can confidently say that I received some of the worst property management services I have ever encountered. However, it's essential to clarify that I didn't change my initial review willingly. I did so under the looming threat of eviction. Prop M Management pressured me into altering my original review by dangling the possibility of with a Demand For Detractions for lease violation eviction over my head. Firstly, there was a broken fireplace in my unit that took over nine months to fix. Nine months! It's unacceptable to leave a tenant without a basic amenity for such an extended period. And to make matters worse, when I initially moved in and raised concerns about this and other issues, I received a cease-and-desist notice instead of any assistance or resolution. I chose to stay in the property because I loved its appearance, but my experience with Prop M Management quickly made me regret that decision. This company seems to care more about protecting its reputation than actually providing quality service to its tenants. I have no doubt that they will try to respond to this review to save face, but everything I'm sharing here is an accurate account of my experience. Their treatment of both tenants and property owners is abysmal. I learned that the owner I worked with decided to leave the company, and it seems they have restrictions in place preventing owners from voicing their dissatisfaction. To add insult to injury, I was charged an additional $350 for cleaning upon leaving the unit, even though I had already professionally cleaned it myself. Their legal complexities and documentation make it nearly impossible to submit a 30-day notice without paying full fees. They'll even demand that you move out before the 30 days are up, regardless of your situation. I could continue listing more incidents that occurred during my year-long stay, but I'll keep it brief. Consider this a warning from a responsible tenant who always pays bills on time and has never had issues with any other landlord. I would never, under any circumstances, recommend Prop M Management to anyone—whether you're an owner or a tenant. Save yourself the stress, frustration, and financial burden by looking elsewhere for property management services. Prop M Management has shown me that they do not have their tenants' best interests at heart, and their actions speak louder than any words they may offer in response to this review."
