"My dad rented from this management company for over 10 years and unfortunately died in his apartment due to toxic black mold. West side of Madison off Whitney Way. I told someone on the management team that this building should be condemned and no human should live here. I urge anyone who lives in this building to get out. It’s a slow progressive illness that needs more attention. Black indoor mold is toxic to humans and pets. Please do your research before moving to any apartment that is not well maintained."

"They raised my neighbors rent by $800 making their rent well over 3k for an 1850 sqft unit in a quad-plex on the east side of Madison. They tried to charge a premium for a month to month rental agreement with a 60 day notice. They tried to charge me $35 out of my security deposit for tv mount holes even though they said we could mount the TV, and the move out paperwork says not to repair any holes. They would not accept a 2 week early surrender after a 60 day notice of move out. When filling out my 60-day notice I told them the day I wanted to leave the unit which was 2 weeks early - they didn't even acknowledge that until I reached out about transfering utilities. They made no attempt to list my unit early to help a new qualified tennant to take over the lease. My unit had ants in it before I even moved in even though it was new construction. It took Pest Control three visits to get the issue taken care of and 9 weeks. It took three separate maintenance visits to fix a leaking sink, 6 weeks. Other maintenance requests would be ignored until you submit another request and then they would just be deleted. The office ladies who answer the phone here are incredibly rude. They perform siding repairs and schedule them for a specified window and then the crew shows up two days after that window and the litters the driveway with nails so no one can leave (on a Saturday when they were scheduled Monday through Thursday). And then after all of that they show up and unlock your unit while you're inside cleaning it on the original day you wanted to surrender it (that they would not accept) and you have to tell the listing agent what's going on because he has bad information but hey at least I wasn't naked. This is the most unprofessional management company I've ever dealt with. Boo!"

"I moved here two years ago with my little family of three, that is now a family of four! What is great about Patriot Properties is that they give you a very move-in ready home with cleaned carpets, fresh painted walls, and everything functioning as it should. But besides that, the maintenance team is amazing and on top of it. They are always there, no later than 24 hours after your maintenance request, to fix whatever it is in your home. As for the apartment complex itself, I live at the Commons of Foxboro, and my family and I love it here! Our Apartment is very spacious (huge, in fact) for a three bedroom apartment. There is a ton of storage, including the huge closets in each bedroom, storage under the stairs, a coat closet, and another extra storage closet. We have balconies where I've been able to grow plants. And lastly, I love the fact that our apartment is like a townhouse because it has its own downstairs and upstairs. There's a reason why we've lived here this long, and the same reason why we'll stay even more time. I would truly recommend Patriot Properties to a friend!"

"This company is racist they wouldn’t give me the owner’s information to speak with him Becky and Sharon informed all the office not to answer my calls my daughter have me verbal consent to talk to them regards to her application they said her credit I said why didn’t you ask her her if she had a co-signer do you think she can’t afford one because of section8?? They told her she needs to make 3x her income she supplied that information she had a reason after she could prove she could afford it Becky need “ETIQUETTE “ class a long wit the rest of staff Mr.Freeman needs to properly train his staff all these exhibits that racism still exists."

"Pros: Shockingly they gave me my whole security deposit back and let me move out in the middle of a month. Cons: I previously had a great landlord but my apartment building switched management to Patriot. They don't respond to problems for months, if at all. Our garbage was piling up for a few months despite me repeatedly emailing them. They told new renters that the parking lot was first come, first serve despite the fact that the current tenants' leases stated that 4 out of the 8 of us had assigned spots (the other 4 had to park elsewhere and there wasn't space for any visitors). Again, they didn't respond for a few weeks and it was only after I had started calling parking enforcement because nobody at Patriot was responding to me for that whole time. One day I got home from work and there was a heater sitting in my unit. I contacted them and they said that the heat wasn't working so they dropped off portable units for us. That was a nice gesture except for that they didn't notify us that they were going to enter our units before doing it, and they didn't reach out afterwards to tell us why random heaters showed up in our units; I had to contact them to see what was going on. Essentially they do almost nothing besides collecting rent. Mine went from $610 to $950 in a single year for a small studio. I could've understood $750, but raising it to $950 was pretty ridiculous. That was the final straw for me to move."
