"The apartments are all well maintained and clean, inside as the outside grounds. If I ever needed any request manager Kristen is always taking care of the request promptly, her costumer service is always amazing. I love living in this property and how the manager Kristen is always happy and helpful."

"I’ve lived at this complex for a year and waited to write this review to ensure it was as accurate as possible. I applied for this apartment 30 days before move in and the manager Hector was pretty easy to work with. I was stressed over how little time I had and he promised me he would have the apartment ready. He actually had the apartment ready three days ahead of time which was so very helpful for us. Move in was simple and he explained the rules for the gate and complex itself. After reading some of the reviews about the manager I feel bad they had bad experiences but I never did. He was always easy to work with and although he does have a tone he was still professional. Only complaints I have is with the area itself. I had someone try to break in 3 times while I was at home and had to call the police. Police said it was very common and just told me to add more locks to the windows and doors and to be more aware. The complex is right by a sewer area where homeless people live and they tend to jump over the fence to search through the trash cans. Neighbors can be very loud and since the windows are so old and thin you can hear everything, especially the cars turning on and off. I can’t even leave my window open because then you can hear and smell all the fumes coming from the cars. People smoke even though they aren’t supposed to and the park next door is full of potheads at night so the smell of weed is strong. There is no guest parking and the laundry mat has very small washer and dryers for the price, you might as well just go to the laundry mat close by, it’s cheaper and bigger washer and dryers. Neighbors here definitely park right on the line instead of leaving space for the person parking next to them. I’ve only seen two really ghetto type people who scream and fight drunk in the middle of the night, but otherwise mostly everyone keeps to themselves. The apartment itself is small, outdated, and super humid, mold is a huge issue. I gave three stars because it’s still better than other places, of waltz properties cared to fix the window and humidity issue I would give it one more star."

"Would give ZERO stars if I could. Put in application in to these apartments on Saturday. On Monday called the office to see what was the status. I called over 6 times to try and get ahold of someone with no luck. Not till late- ish in the afternoon did I receive a call back. By that time I had already been approved by a different place with the deposit down. I don't know if there management or owners of the property would be to happy knowing that I took my money and business elsewhere because of there laziness in reaching customers promptly. Also very unprofessional in the office. Even after speaking to the rude manger I simply asked for my money back for the $70 application fee I paid for since they were lagging on there job. He basically said it was not there problem and they wouldn't be able to do anything for me. Will make sure that there bosses hear about this and either give them more training in customer service or get more people. Read there google reviews and saw that everyone had the same complaint as me. Don't spend your hard earned money putting an application here. Waste of time!!"

"0 STARS !!! NOT ONE ZERO! The experience i had applying here with Hector the manager, has just simply been the WORST! I only made it as far as being an applicant and im so glad i did!!! Two months ago i had applied here while currently ending a lease in another apartment complex. I was in a 6 month contract with 1 month left which was clearly explained to "Hector the Manager" but i was wanting to leave so I can find a 2 bedroom. That is what brought me to Orange Glen..... I applied 12/6/18 from the 6th of December to the 18th it was back and fourth emails with NO CLEAR ANSWER IF I WAS APPROVED OR DISAPPROVED. The emails consisted of questions from Hector that was already VERBALLY stated, and even put on the application. He wanted to know when i wanted to move in (info put on my application) he wanted to know if i was going to pay my current landlord to leave (info verbally expressed to him) and for your information "HECTOR" there is plenty of ways to be released/replaced from a lease with out leaving on bad terms and with out a bad record. WHICH AGAIN WAS CLEARLY EXPRESSED! after 2 weeks of bs questions, which lead me to believe the manager was illiterate based off of the data already given i finally had to ask what my status was whether if i was gonna be approved or not... honestly at this point i was irritated, bothered, confused as to why it was taking 2 damn weeks to get an answer whether if i was approved and what were the next steps to proceed..... TWO WEEKS LATER (at no other property has it EVER taken this long to get an answer) i get an email from him stating that my application has been denied due to me "BREACHING" my current contract. WHICH WAS NOT TRUE, because i was still on the contract, in the process of subletting so i can move into an 2 bedroom. If i am on the contract how am i considered for "breaching the contract", i was in the process of subleasing which i suggest "HECTOR" you look up the term, so i can move into a two bedroom with out breaking or "BREACHING" my contract which I have expressed before applying and wasting my money on your application. So now its February of 2019 with my previous contract completed i spoke to "HECTORS" corporate office at WALZ PROPERTIES trying to clear out and get an answer of where they got there information of me "BREACHING" my contract, the lady i spoke to was nice enough to overturn my application and approve me back at Orange Glen with this manager "HECTOR". This is where things get complicated ONCE AGAIN...... I get in contact with Hector once again to see all available units ( after 2 months of only seeing eachother once in our lifetime and going back and fourth for 2 weeks via email, as soon as i walk into his office he looks very unpleasant to see me, not only looks it but acts it telling me has so many things on his list lets see what he has so we can proceed )what do you know 2 months later the same apartment i had previously applied for was still available, (raised a red flag for me) i asked him why this UNIT still wasnt occupied out 2 months later he didnt have a clear answer which i honestly didnt expect him too, (see next post)"

"5 stars specifically for the Property Manager, Hector. In all my years of renting, he has been the most professional, respectful, kind, and honest PM. I rented at Orange Glen Apts for almost 5 years. He was always prompt with work requests for my unit and addressed any concerns I had."
