"I would give this place a zero if I could. Magnolia Place Apartments does not even deserve a one rating. Why? This place harmed my disabled family by not renting to us and taking our application fees of one hundred and thirty-eight dollars. $46.00 a person. John, the manager who took our application fees and our income verification, knew we were on social security with limited income. We handed John income printout proof. John should have told us we did not qualify to rent because we were $345.00 short of income qualifying. Instead, he takes our application fees, knowing we are going to be denied. We thought we were approved. Now, we have no more money for application fees. We have to move by February 1st. 2024. We're going to be homeless. My Autistic son has been banging his head on the wall constantly since we were denied the apartment today. I am going to file a complaint with Fair Employment and Housing. I am claiming discrimination against a disabled family and obtaining money under false pretenses from a disabled family."

"Over 100 units and no assigned parking. Yeah, I don't pay rent for drama, why don't slumlords understand this? Paint and turning that paint into numbers on pavement isn't expensive. Lazy greedy lazy management."

"I read the previous reviews and wanted to chime in to clear some things up. I lived at Magnolia Apartments for nearly 4 years and moved from there at the end of 2020. Before I moved there I had checked out nearly all the apartment complexes in both Fair Oaks and Carmichael. The reality I found was that this was one of the most affordable complexes in the entire area! Not to mention it was gated and safe. When I first moved in I would say that the management at the time was not the greatest. BUT, I noticed a huge turn-around when John started managing the complex. I can see how someone would be upset not being able to get a unit if they needed housing. Housing in Sacramento was pretty competitive/fierce while I was there. There are nicer complexes in the area for sure. But you will certainly pay more to live in them! All in all I would say I was comfortable living there and I respected the job John and the new management did. They really turned the place around and made the tenants feel safe and taken care of. Any time I ever had an issue it was always promptly and professionally taken care. And I can be a tough sell. Just wanted to add my .02 cents here as I felt the low reviews did not match the experience I had living there."

"THIS PLACE IS A SCAM!! I called to inquire about availability, and was told that something would be available in mid September. I asked if I could schedule a showing and was told by JOHN the property manager that if I expect to get a place in this market that he recommends that I would have to apply online first not only would I have to pay the non refundable app fee, but I would have to put down a $500 holding fee prior to the showing. IN CASE THEY DON'T KNOW, THIS IS ILLEGAL AND IS A HUGE RED FLAG FOR A SCAM!! I asked if the $500 was refundable if once I see the unit if I am not interested. John responded by saying, sorry we are not interested in renting to you and hung up the phone. MAJOR RED FLAG !!!!!"

"Office is closed 24/7 management is nearly unreachable. The management is also rude and indifferent to any issues that may arise including, repairs within your Apt' and their laundry facilities. They also charge excessive cleaning fee's even if you clean before you move out. Do not rent a first floor apartment you can hear everything over your head they do not have carpet or anything to muffle the sound."
