Layers upon layers of old chipping paint and scum clog the drain beginning immediately your first wash. Dealt with this for 3 years and watched other “favored” tenants have their bathtubs, floors & other miscellaneous items replaced and not once did I come close to it EVEN AFTER mine and multiple bottom floor units tubs randomly filled to the rim with toilet water/HUMAN FECES one night...That night was never even acknowledged and no one actually even came inside to clean or even check it. They just sent maintenance that night to do a quick outside mickey mouse sewer line job. Also id suggest security cameras not only due to the sketchy area and the fact that a scary dude tried to get in my door late one night, but because maintenance will enter your place without any notice if they think your not home which ive caught them in the act and they claimed to be checking my perfectly fine water heater for something? The old manager Lupe. F claimed to my face multiple times that something would be done about my maintenance requests and no follow through unless its quickly covering her own butt. Just pray she never comes back she will make your home where you pay to live absolutely uncomfortable living hell walking on eggshells around her office trying to avoid her miserable demeanor and rude judgemental unproffessional attitude. Hopefully your not a young naive first time renter just trying to get by work & go to school because you will get taken advantage of! I cant completely speak on the new manager but take pictures of EVERYTHING do your research and demand copies of your rental move in and move out walk through-they WILL screw you out of your security deposit. They never replaced carpets upon my arrival. No idea how old it was. But its “replacement” is now my responsibility when the carpet was already years passed due and really had normal wear and tear. I really could go on and on I put up with it for 3 years but moving into a new place only made me acknowledge how bad it actually was there and how no tenant should have to go through some of the things I’ve been put through here and Doug Wetton Properties wont do sh*t but collect $ and play phone tag with you. Its such a shame/disappointment bc with the cost of living these days these apartments have potential and are one of the cheapest/affordable yet decent looking places youll find in riverside. I moved into the one bedroom in 2016 for just $870 at the time (has since gone up) not including unlimited lifetime supply of pet rent fees, month to month fees, oh and dont be late on rent they charge the highest they possibly can 10% of rent and childish Lupe will block you out of your online payment portal before payment is even due and turn her cell phone off so your left screwed! Also PLEASE never for your own good ever park infront of the apartments on kansas street especially overnight there have been multiple INSANE hit and runs weve all witnessed and people are STILL quick to snitch and discretely call the tow company if you even temporarilly park in an extra unused parking space. Also, my security deposit here was $1200... ?pOrqUe? My dude. My rent was $870. Sh*t just dont add up here yall peace out park village its been real! I wont miss yo cheap blinds!!!"

"My fondest memories of Riverside are while renting at these apartments. Newly married and ready to take on the world they say! These apartments were a perfect fit for our budget. My wife was taking classes at the University of Riverside so the drive was simple and we saved a lot on gas. The only thing that was difficult sometimes was leaving the apartment and facing the traffic on the 91. But at least the entrance was fairly close by too."
