"The appearance speaks for itself. We moved in 3 years ago during COVID because it was the cheapest we could find at the time. The rent spiked up and no upgrades have really been made. Beside the pool area being remodeled. The time we lived there we saw homeless people walk through the apartments throughout the day. My husband works construction so he would sometimes leave at 3am and would see crackheads. Random cars just cruising around the neighborhood at night. Our car got broken into 4 times. A homeless man tried to take a child. An apartment was raided and someone got caught cheating and put on a show for the residents lol obviously the cops were called. The gate works like 50% of the time. Dog poop everywhere. Also we had mold issues. Apparently we have to open our windows so mold does not accumulate on the windows . I have lived in other apartments/houses and never had this issue. One of our rooms had water coming from outside 2x which they fixed. the 3rd time a pipe broke so the carpet had to be changed again. They had plumbing issues. (Side note the maintenance guys are quick to fix any issues and are really friendly. No complaints on them) When we moved in Daniel was the manager and he always responded back to emails. You could count on him giving you a call back if you left a voicemail . The new manager never answers phone calls let alone respond to emails. The 3 years we lived there we always had our grill in our patio area and it was never an issue. The new manager came in and send out a notice that residents can’t have grills or bikes in the patio. They decided to do construction knowing how terrible parking was already. When I called to see if we could park in the parking spots that were not being used by anyone (literally empty and unoccupied parking spots) I was told we cannot do that. Even though some people were already doing that. When I asked if they would be paying for our tickets since the street sweeper passes every 2 weeks & there was no where else to park our cars their response was pretty much that we were on our own with that. During that month and something that they did construction on our side we had to park in the red 90% of the time . I get why they were doing construction but they could have planned it way much more better & thought more of the residents. We also had 2 parking spots and one of them was an extra parking we were paying for. I guess the only good thing they did during that time was refund us for that month we did not use that extra one. But my husband did have to call ask for the refund. But then again we had put our notice already so maybe that’s why they refunded us So yeah don’t move here. If management sees this respectfully work on your communication with your residents."

"Grand Oaks is Heaven-sent! The pandemic has created a world of greed among the majority of landlords & property management companies. But, Grand Oaks Apartment Homes are one of the few properties in Riverside County who have not given into this greed. The rental costs are absolutely reasonable & the maintenance staff is very responsive & friendly. Daniel is professional, kind, & always willing to assist in a timely manner. I'm grateful for the opportunity to live somewhere, where the units are clean & not unnecessarily overpriced. It's a lovely place & we have met some really nice people living here."

"I haven't been here for very long but I have enjoyed my stay so far. The complex is quiet during most times, and I'm so glad I get to park my truck in the garage area. It's kept clean and if you need after hours help, surprisingly they are on top of it. Manager Daniel has been wonderful and always answers my questions when I am able to get ahold of him. My kids have made a lot of friends and the grounds are pet friendly. Prices are wonderful."

"I’ve lived here now for 2 years and 6 months and I LOVE It!! Best staff working Daniel and Maggie are amazing to work With as well as the maintenance team! Neighbors are all respectful and very kind and nice. I don’t plan on going anywhere I love it here and I love that they work with you and are able to show they care!!! If your looking for a place to rent this is definitely the place. They take care of you and fix any issues immediately. It’s also very close to a lot of everyday needs like groceries and parks but distanced enough to not have to deal with a lot of people. Also great feature is there gates! It’s nice to know only limited people are around your home."
