"Management is very nice and every maintenance person I have had has been awesome! The community is really pretty too. I love just opening up my house and listening to the sound of the creek. Very happy here."
"Will never sign another year lease here again. Will give 1 star for maintance man, Pedro. Otherwise this complex is run by very poor management. Within 1 year, plumbing has backed up into my unit 4x now, not once has the complex paid for my unit to be professionally cleaned after hazardous human waste back filled my bathroom and spilt onto the carpets. I had to clean it each time myself. These are uninhabitable living conditions. I have called the office and complained. They said "well speak with the manager and call back". Haven't heard from them again. To top it all off.. they charge you $2.50 to pay rent through their mobile app. As well as consistent and persistent emails, sometimes 2 a day. It's to the point where I've added them to my spam list due to the frequency of which they email."
"After looking at so many apartments. I had to give Ted and Sarah a shout out for their outstanding management with River Oaks apartments. I just moved here and couldn't be more happy. The apartment is soooo clean moving in and the land scaping all around is beautiful. The building is quite and I love how close we are to EVERYTHING. Ted and Sarah have made the moving process so relaxing and easy and any request I have , They handle. It is worth every penny living here."
"We lived at River Oaks for about 4.5 years. Overall, it's a beautiful, quiet community and was a wonderful place to call home. PROS: *Pedro, Manuel, and Romero (the maintenance team) are the best in the business. Friendliest guys you'll ever meet. Every service request, even minor, was resolved within 24 hours. *Leasing office staff are attentive and easy to reach. This is a privately owned complex, so you don't feel like you're getting fleeced by a big management company. *The grounds are beautiful. You feel like you're tucked away in the woods with nature all around you, even though you're in suburban South OC. The ducks are cute, and it's fun watching ducklings grow up every spring. *Garage included with every apartment. This is a rarity in OC. Typically garages are non-existent or they're limited and cost extra. *The apartment interiors are renovated with modern touches. *Excellent location in Lake Forest. Adjacent to RSM and Mission Viejo. Close to shops, restaurants, and parks. A few minutes from the nearest Toll Road on-ramp and about 10 minutes to the 5 freeway. *Electricity is the only utility not included in rent. Pet rent is very reasonable at $30 (most other places in the area charge $50 or $75 per pet). CONS: *Lack of central A/C in the apartment is a problem during the summer months. The wall A/C will cool the living room down but won't reach the bedrooms. *In 1-bedroom units, you have to go through the bedroom to get to the bathroom. Kind of a weird layout. This is a nuisance when having guests over. *Guest parking is extremely scarce. Residents use guest spots to park their second vehicle rather than paying extra for an extra spot, and this isn't enforced. There was a guest spot near our apartment that had the same covered truck parked in it for months. It's nearly impossible to find guest parking in the evenings and on weekends. *Minor annoyance, but the apartments don't come with washer and dryer (or refrigerator), and the W/D hookups are outside off the porch. Not as convenient as having W/D inside the unit. *Another minor annoyance. Because River Oaks has the same address as the Pheasant Creek condos next door, visitors and delivery drivers will often have difficulty finding you. Navigation apps always take people to the Pheasant Creek roundabout rather than River Oaks. You'll get used to saying, "Call me when you get to the complex and I'll tell you where to go." If you're looking for a place to call home that's a bit more affordable than some of the other nearby apartments, and can overlook the cons listed, I highly recommend River Oaks."
"My family and I have been living here for about 4 years , the complex is very tranquil, very green and I love seeing the ducks and it’s baby’s pass by my porch. The high school and shopping Plaza is walking distance . The maintenance staff is very friendly . I will be moving out at the end of this month , I’m sure going to miss living here ."
