"Whenever I call the leasing office, the girl who answered was always very unpleasant and rude. They misplaced our checks then without any communication sent us through eviction process. Our cars got broken into multiple times even though we parked in the garage. When they paint the building, my packages got stolen multiple times... we finally moved out, then of course they sent us insane bills. We are just like most tenants who respect our living spaces and try to make good memories living there. we don't deserve to be treated like that or be taken advantages of like that. When we got the bill, it's like they use our money to remodel the unit. When you move out, they dont provide you with paint, they give you a paint from a company that's no longer exist. and they know that's what they do. SO you can never get the paint right but pay them. For people who live there, good luck. or maybe never move out."

"We lived in Fruitdale for a year and it was an ok experience: Pros: very convenient location close to public transportation, groceries, Los Gatos Creek trail, our building was calm and felt safe, gym is mostly empty in the morning, leasing price was good. Cons: 1. gym needs to be cleaned more often, machines are constantly breaking down, repairs work mostly quick but happens really regularly 2. Prepare to hear every step of your upstairs neighbors 3. The administration does not care about updating the directory at the door so if you need to have a package delivery you might have problems, sometimes they just can't get inside. 4.Maintainance is lazy, the request are addressed quickly but they do a poor job (quick fixes) E.g. we had to as for the same reparation twice and the guy said he was "done", we checked and he had made a poor repair of the closet door again and had to indicate him that it needed to be repaired in another way and until then he took the time to repair it properly 5. Be prepare to loose your deposit, they charged us in total over 1,500.00 USD in cleaning a "repairs". Paint work for over 800 USD for two tiny paint scratches, our apartment was spot on it was really unresonable."

"Direct quotes from their regional manager Goran Culic “I am not in this business to return deposit money.” & “How much money is it anyway, why do you care?” & “I never lose a case.” They WILL do everything they can can to scam money out of you despite how perfect you leave the apartment and bank on it not being worth your time to fight it. **For everyone complaining about their move out charges** take them to small claims court! if you feel they have withheld the deposit in bad faith you can sue for 2x the amount they are withholding! I.e., they charge you $1000 for a perfectly fine wall you can sue for $2000 + court fees. Don’t let them bully you, they won’t stop the scams unless people start pushing back. Their deposit amendment does not overrule your tenant rights protected under California law. -editing response cuz they seem to think they are in the right still. Zero money should have been withheld from the deposit. The apartment was left absolutely perfect. Your company has classless and poor business practices and no one should rent from you. It was clear from my conversation your own corporate manager that your company does whatever they can to push the boundary of not giving back a deposit as a way to supplement revenue."

"DO NOT RENT HERE!!!!! TRUST THE REVIEW!!!!! Unless you want them to illegally withhold all your deposit and charge your even more when move out. I’ve been renting at different apartments around the area and this is the only apartment that charged more than $1k deposit and asked for almost $2k move-out fees. And we only lived here for FIVE MONTHS. We had THREE people cleaned the apartment carefully before move-out and their charging invoices are totally unfounded. I checked the Google review before move-in but the negative reviews didn’t raise my attention considering we would only live here for a short period of time. So trust on these reviews as this apartment is completely robbing money. And the living experience was bad as well. Noisy neighbors always have loud music on. And many people were yelling at the pool below. I really hope there’s a 0 star option here. And management team if you’re reading this RETURN MY MONEY I ain’t gonna let an extra penny going to your pocket"
