"I wouldn't recommend this place at all. They charged move out fees of 4000USD. They said there was a little bit bloating at couple of places in the living room (i haven't done anything to cause that issue during my stay). And after repeatedly calling them for few times, they said on a call "oh, there is an already a request to cancel this charge since the flooring is quite old". And after few more weeks, they removed this charge. But it was quite stressful 1 month thinking of paying 4k USD. Other than this, there are few more issues: 1. Constant road noise in the bedroom from the River Oaks Pkwy road 2. noises from other apartments. 3. Fire alarms are a bit of a nuisance but it's a minor issue for me. 4. Dishwasher and washer/dryer make huge sounds when they are on. 5. Personally i feel rent is quite high compared to the market."
"As much as I would like to talk about unruly neighbors and weekly car break-ins, I would like to bring to light one positive incident that involved UPS dumping important documents (that required a signature) in the parcel pending boxes. Since they shoved in other delivery items along with it into a smaller box, the box wouldn't open in spite of using the code emailed to me. Leasing agent Shayenne (I hope I got her name right) took a couple of hours out to manually open close to about 50 boxes and figure out which one of the boxes was mine. As bad as the parcel pending system has been made, she came to my rescue that day."
"Great apartment community with good amenities. Theo and Crystal from the leasing team helped during the move-in. They made sure I am accommodated well. Maintenance requests are well handled. Gym and pool areas are well maintained. The onsite resident team helps with any requests. Cheyenne from the resident services team helped identify a package that was incorrectly delivered. Parcel locker system is secured and there is good security throughout the community. Would highly recommend Irvine community apartments!"
"Cockroaches and ants!!! A couple of days after moving in we noticed bugs around the kitchen and bathroom area. This turned out to be a full on cockroach and ant infestation. The ants were easy enough to get rid of ourselves, taking only took about a week. The cockroaches however were more persistent. The management team dispatched pest control to the apartment a total of three times without fixing the problem. Since we needed to wait at least a week between pest control visits, this lasted for over a month. During this time we were essentially living without a kitchen because no food items could be safely stored in the area. Even so, we would still find a few cockroaches in the kitchen every day after coming home. The pest control visits weren’t helping. Eventually, we fixed the problem on our own by buying several types of off-the-shelf cockroach poisons. Overall this was just a really terrible experience. We had to go through the process of moving in our belongings, repacking most of them due to the bugs, then unpacking again once the infestation was fixed. The management team could have been a lot more helpful as well. A few times were told that we’d receive a response by the end of the day and then not hear back at all. They did not effectively communicate when the pest control visits would be. The bottom line is that we were rented an inhabitable apartment, subject to pest control sprays for over a month, and received no rent reduction or compensation for this (we asked). I expect more from a large, established housing agency like the Irvine Company. So many people have had negative experiences with this apartment complex. I’ll add to the other reviews and say that I’ve also experienced what others here are mentioning. I was stuck in a broken elevator for 30 minutes before maintenance arrived and have been through three late night false fire alarms. I can’t say this strongly enough: don’t sign a lease here! There are plenty of better options."
"Please stay away from this apartment. We had water leakage in neighboring apartment, and they had to repair our unit due to water damage, which is fine. But the way it was handled, was utterly disappointing. We had a huge dehumidifier and a fan placed in our tiny bathroom making it very very hot because of the heat, and when we sent emails and calls to resident services those went unanswered. We finally went to resident services and that's when they provided an alternate bathroom in some other unit. We have on-going construction now, which has been going on for ~2 weeks now, 4-5 people entering our unit and we are told that there is nothing they can do about it. Since we couldn't use the bathroom for 3 days because of the heat, making it inhabitable, we asked for rent back and they are rejecting this as well. And I have been staying here for ~5 years and this is how they treat the residents. All they care for is money, with zero customer service. Also, every other day we hear about robbery, car break-ins etc from other residents, and when we discussed this with Taylor, she told us, there is nothing they can do and residents need to be vigilant. We were also stuck in the elevator for 25 minutes, around 10.30pm - emergency number inside the elevator, as well as the Alarm button did not work. I am not sure how often the elevators are inspected, where something basic like emergency services does not work. Theo from resident office is trying hard to help, but the community Manager, Taylor, makes false promises to fix things - told me she will reach out in couple of days, but never reached out and instead makes Theo respond. I already regret renewing my lease and referring my friends to this apartment. TLDR: PLEASE STAY AWAY! THERE ARE A LOT OF BETTER PROPERTIES AROUND."
