"I moved into 1200 Broadway (Nashville - UDR Building) at the start of the pandemic and won’t be renewing my lease; let me tell you why: 1. Security: The parking garage is NOT safe. Since I have lived here, 3 cars have been stolen and multiple broken into. The management team sends out emails ‘reminding’ residents to lock their doors and take valuables. Still, these emails are very much about pointing fingers at the resident and not the lack of security. They have limited camera’s in the garage and refuse to fob the elevator banks. The building is close to major highways, and it only takes seconds for the perpetrators to be gone. I no longer feel safe walking through the garage (regardless of the time of day), and I’ve lived in some of the most dangerous countries and cities. We pay an extra $100+ a month for this garage; they could use some of that money to pay for better security. 2. Airbnb: I was told 100% that the building would not allow any AIRBNB guests. This was false advertising. Corporate UDR rents space to KASA, which in turn lists it on Airbnb. These guests often come just for a long weekend to party and use our amenity spaces. We are only allowed one pool guest, while 6 people can occupy an Airbnb 1 bedroom and use up all the chairs if hanging by the pool. They are loud, messy, and obnoxious. This will soon turn into party central and not the luxury building it was initially marketed. 3. Concierge / Management Team: When I first moved in, we had an incredible team and then was followed by Dayton, who was terrific. He went out of his way to help residents and get to know each one of us. Most of the management team also lived on the property, so they were keen to keep it lux. Since the management team changed, Dayton left; they honestly don’t care. They either ignore resident requests or blame everything on corporate. They have outsourced the concierge services, and the new front desk lead, Logan, is unhelpful and just rude. I expect more from a building where each resident pays upwards of 2k per month—the highest rent in all of Nashville. 4. Bugs: When I first moved in, most of the building was dealing with a Gnat infestation. For 6 months, I had to have pest control weekly. They refused to compensate the residents for this. Again paying over $2500 a month, I don’t expect to have swarms of gnats coming out of my drains. There are better (cheaper) options downtown. If you want a lux community where the management cares about the residents, stay away from 1200 Broadway and UDR."
