We are close to some of our favorite spots downtown like The Gulch to enjoy the nightlife. The apartment is very nice and really feels like a bargain for the lease we signed for our 1 bedroom apartment. We have not had any issues with the property at all."

"If you’re last-minute looking for somewhere to live near Vandy’s campus, then this is the place to go. Keep in mind, you will have to deal with and put up with a lot of BS. Even before we moved in, we dealt with nonsense from the property managers. First, they never answer the phones, and when they did, we got mixed answers regarding availabilities. Then, when we signed our lease (which was poorly written), we had to change the utilities to our name. They never told us the utilities were under letter (A, B, C, etc.) while the apartments are numbered, and didn’t give us this information until we insisted the utility company didn’t have any numbers. Also, the property manager insisted that the water must be changed into our names, after calling the utility company twice and waiting on hold for 30 minutes each time, the property manager said she’d call. When I followed up, she said that she was put on hold so she hung up and would call again later. She then changed her story and said that they now pay for all the tenants’ water (how convenient). From the day we moved in, our mailbox was not working (it took almost a month and several emails for them to finally fix it) and when we turned on our oven it smoked filling our apartment with clouds of smoke. Additionally, they never tell you that the laundry and all the amenities listed are not on-site, or even reasonably distanced. The laundry is in another building a little over half a mile away, and they don’t give you the code to this when you move in. The machines were also old and 2 of them worked. Later, my roommate saw something off with our electricity bill and called the company who told us that our property manager changed it out of my roommate’s name back to Lincoln Properties. The property manager then made my roommate call back and fix it. She told us she would just send us the bill for the electricity used, not any of the fees incurred. She dropped this bill in our online portal without telling us and without providing proof of the bill. She tried to charge us $41 for a bill that we really only owed $10. Lastly, management forgot to pay our gas bill (keep in mind the maintenance man didn’t even know we had gas heat), and it got shut off in January. This happened again in May, and then the NEW management that took over told us that we should’ve been paying it the whole time. Oh well, it was May, and we didn’t need heat so not our problem at that point. It also took them over a month to return our security deposit, our lease ended 5/31, they told us 6/8 that it had been sent and we didn't get it until 7/12 (postmarked 7/8). Veering off from the incompetency of management because I could go on and on, the apartments are close to falling apart. First, we had an infestation of spider crickets, then we had cockroaches, slugs, and centipedes. Next, we had issues with our pipes. Our sink was always clogged, then we had sewage coming up from the pipes into our shower. Then our toilet would start making weird sounds and then overflow for no reason because the pipes in the parking lot were clogged. The solution? Divert the sewage into the parking lot. So, yes, we had actual human feces in our parking lot. Was it ever fully cleaned up? No. When we had a snowstorm (like 3 inches of snow), our pipes also froze and the management basically told us tough luck and no one could help us for a few days. Did they ever clear the snow from the parking lot? No. They cleared the slush from the sidewalk once the snow melted. Job well done. Lastly, the “state of the art” fitness center is horrible. Neither treadmill worked, and I almost fell off one of them, to which the property manager replied “they’re old and just need some TLC”. I ran for about a minute on the death trap, and 30 seconds on the other until it just shut off. So, if you really want to lose confidence in mankind, and test your patience then yeah, live here. If you want to learn how to sleep with cockroaches in the cold without plumbing, this is your place. You might as well be camping at that point."
