"MERITAGE does Not honor their warranty! In my experience after you close on your house they are done with you! They will just close out your claim without contacting you and deny it. MERITAGE are Absolutely disgusting liars. Their warranty is not worth the paper it is printed on! Contractors go speeding recklessly through the subdivision all the time. Cement trucks and dump trucks like to drift through the corners here. Contractors always have stuff falling off there truck in the roads."

"The sales staff are very nice and knowledgeable. The subdivision is built in a quiet and peaceful area in northwest Harris County, Texas. We were under contract for a home on Bristlecone Circle since September 2022. In January 2023, we decided to go bigger and cancel our contract for this home (2759 SF for $431,000). We just wanted alot more house for our money and this one didn't have the space we needed."

"Sadly I do not want to take the time to list all the reasons I would not recommend Cherry Pines, or any Meritage Home actually, to folks out shopping but I will list a few. Let's start with a common complaint: the lack of warranty support. Out A/C has had issues since we moved in. We have contacted Meritage who had AirTran come out. AirTran stated our A/C is unserviceable due to where it was placed and it cannot be accessed. When we informed Meritage they stated it passed inspection so there is nothing they will do. We asked for our one year walk through as part of our warranty and have never heard back. We have numerous cracks all around the house and as part of the purchase we are supposed to get one filling of all cracks after the foundation has settled. They have refused to honor that. Our driveway is so steep it has cracked the oil pan of our lifted car. Meritage stated that since it passed inspection they will not assist despite literal damage. Safety is non existent for contractors. I have video of car accidents caused by their contractors driving on the wrong side of the road. They scraped up the safety bott's dots and will not replace them. Overall, I would never buy another house from Meritage and do not find their new staff professional. This has been a terrible experience all around. And when they reply asking me to call in I will not as I've been doing that for over 18 months with no actual assistance."

"STAY AWAY FROM THIS COMMUNITY! Meritage Homes and especially the people in charge of this community do not care about their clients. We had a contract on a home that ultimately didn't get completed until 10+ weeks after it was originally scheduled for completion. Through the process of delays, the community manager would not work with us on issues that were clearly their fault. When there was a major plumbing leak that was going to cause further delays in late July (already 4 weeks after the original scheduled completion date), we had to walk away as we couldn't wait that long for our house. We were relocating from Illinois and our kids were about to start school. Meritage continues to withhold our earnest money standing behind their legal contract, rather than doing the right thing for good client relations. We were given excuses through the process that didn't add up. Multiple people I spoke to within Meritage admit that the delays were of their own doing, yet management will not do the right thing. Do not trust this builder, and certainly do not trust the people in charge of building this community. We are not the first to have issues with them, and I am sure we won't be the last. Be forewarned that there are better options. You will get what you pay for dealing with Meritage. Nothing but headaches!"

"We love the neighborhood but we haven't had the best experience with the craftsmanship. Come to find out, we have a very high mold count in the wall behind our shower. We bought new to avoid costly situations like this. A home that is a year old should not have mold! Meritage has yet to take any responsibility for this."
