"Moved in December 2022, and lived here for 15 months: Pros: -The apartment itself is pretty -Nice amenities & location -The property is very safe we had no issues with car theft, I always felt safe here -In-building security is great -The walls are thick, the only thing that bothered me was I had a neighbor whose dog barked frequently and loudly but I rarely ever heard people’s conversations or plumbing -Never had issues with water or electricity going out without notice (did happen w/ water at least three times with forewarning) -Maintenance for in-apartment problems is usually timely -Love the butterfly system for guests and food delivery Cons: -Additional fees for various required services and amenities add up significantly -Extremely high noise levels around the pool area Thursday-Sunday ALL day long in the warmer seasons. Work from home nightmare. Multiple people blasting speakers. People have huge parties & they do not care about noise complaints. They issue pool wristbands but they don’t actually enforce that at all, if they ever have a pool guard on busy days it’s just to manage people using glass or smoking -Frequent noise from overly sensitive fire alarms at all hours across the building -Persistent roach infestation throughout the entire building (units & hallways). It is much worse in the warmer months and we haven’t noticed as many since winter (but any amount of roaches is disgusting, especially for the price of rent) -The package room lacks lockers, leading to disorganization and frequent package theft, with a complete lack of resolution by management. I had 5+ packages stolen and they never even bothered to follow up about it. Don’t recommend getting anything valuable/super expensive shipped here TLDR: Overall, you’ll probably never find a perfect apartment in Houston, but this one is pretty nice. It’s safe and the units are pretty. There’s a good level of privacy. If you work from home don’t get a unit facing the pool. Just a bit of an issue with roaches and package theft."

"Stayed here for a year, very good location, everything is close by. Apartments are really nice. Only thing Id say was a bit annoying was the concierge, doordash/uber would deliver to them and then the concierge would bring it up to us. at first they used to bring food orders to my door, but eventually they reduced it and we would have to go down ourselves which was quite annoying. Gym is a bit small and amenities are pretty standard. I would stay here again if I had the opportunity, defo recommend!"

"The search for an apartment led me to Alexan River Oaks, which stood out as a top contender on my list. The property lived up to its promise, impressing me with its attention to detail and thoughtful amenities. From the outset, I noticed the extra area in the restroom for linen and ample cabinet space, which added convenience to daily living. The inclusion of a mudroom and coat rack further accentuated the attention to practicality and organization. During my tour, I was assisted by Brittany, who exhibited exceptional honesty and transparency. Although she admitted to being new to the location, she personalized the experience, making me feel valued and understood. Her genuine approach added a refreshing touch to the overall tour. Alexan River Oaks boasts a wide range of amenities, catering to different lifestyles and needs. From recreational facilities to communal spaces, there's something for everyone. Additionally, the property's prime location adds another layer of appeal, offering convenience and accessibility. However, I did encounter a minor setback during my visit. The noticeable smell in the hallways detracted slightly from an otherwise positive impression. Although it did not overshadow the overall experience, it's an aspect that could be improved upon. Overall, Alexan River Oaks offers a compelling package for prospective residents with its attention to detail, personalized service, and abundant amenities. Despite the minor flaw, the property remains a strong contender in the apartment search journey. It's worth noting that during my visit, only leasing agents were on site, which is a common setup. However, it did pose a potential challenge as both agents were occupied in upon my arrival. The frustration of attempting to reach someone via phone and not receiving a response is imaginable. Furthermore, one of the leasing agents initially exhibited a somewhat off-putting demeanor. He failed to greet or acknowledge me upon entry, and his initial approach felt rude and dismissive. However, to his credit, he eventually assisted me towards the conclusion of my tour. Although this interaction did not overshadow the overall experience, it did leave room for improvement in terms of customer service."

"Amazing property and amazing staff. I will always recommend this complex. I have lived at 4 complexes in the area but this has been an entirely different experience. Maintenance is on their game and are very responsive. Leasing agents and admin made me feel comfortable from start to finish. Mark Anthony was perhaps the highlight of the experience."

"We moved in July/23. Jennifer was incredible right from the visit, showing the apartments and everything the community has; application, in which she answered all the doubts since we are foreigners and it is our first lease here; and with the moving, clearing all doubts and supporting. In addition to her, Ronald, all the concierges and staff are always willing to help! The building is well maintained, with cleaning including in the grill every day of the week. The apartment is modern and there are nice floor plans. It is silent, beautiful and has a good finish. The location is excellent. Garage has plenty of space, with several elevators. The amenities are great. The gym is good and spacious. The only downside is that for some reason it doesn't have any leg specific equipments. The building organizes events periodically, which is really cool for socializing. Overall, our experience has been very good and I would recommend this community to everyone!"
