Banyan Palms at Spring Branch

"I was harassed for a year in these apartments. My window, which was broken through, took them 3 weeks to fix, knowing my place was broken into twice already. Upon reading my lease, I found out that was a clause to break my lease. Instead, the ladies at the front desk moved me into a town home, after a year. I worked out a payment arrangement with them and upon going there Friday to pay, new management had taken over and said if I did not have the entirety of my rent, I will have to move out and the lady, at the desk, whoever she was, was extremely rude and said “they don’t do payment plans.” How is that fair? This is an outrage and complete injustice, as I am working and can pay. My other apartment was infested with rats, I have pictures. I took them every day of the harassment and they did nothing, said to put rat traps. In addition, the payment arrangement made was written on paper, signed by myself and manager. Now I’m facing eviction because of non payment? When my situation has been going on and the ladies at the front knew of it.. No security, no protection and conniving staff. I do not want to be bound by a contract which was not honored in the first place. I was deceived. I will be reaching out to the proper lawful channels to seek justice. I would not recommend this place to anyone, the living conditions are horrible and outdated and the prejudice is outrageous. I had to have mouse traps set and there were about 10 rats in my apartment. Also, pest control never came. And I asked them every day. No one should have to live like this, pay and not be heard or respected. I want out of my contract, which was not even signed or finalized until the fifth and I never had a say so as to how long I wanted to stay. I told them from the beginning, when the harassment began, I wanted out. I should have read the contract. They have police reports, pictures and a witness."

"I lived here from March 2018 until may 2019. While it’s true that the outside doesn’t look that great, I never had any issues inside. We had a one bedroom townhome that had pretty good storage and living space. We never had any issues with roaches but we did have a mouse once or twice—some traps took care or that. There were roaches when we first moved in but we fogged and put out raid traps and never had an issue again. It always felt safe to me and I would regularly walk from the bus stop to my apartment without any fear or hassle. The office staff were always professional, friendly, and helpful. The staff did change about three times while we were living there and it sounds like there is a whole new staff now. All in all my experience was positive. And if I had to, I would rent there again."

"These apartments are amazing. New management and remodels. Cathy was so helpful on helping me getting the apartment. And I appreciate her services. Maintainance is always on time. My girls are excited living here. Thanks for the help."

"This place is disgusting and I don’t know how they’re still in business. I’m glad I was able to get out of here! People know your rights!! Don’t feel trapped if anyone needs some assistance feel free to message me I can help you! Banyan palms and their owners do not care about the tenants or their needs. They fail to provide a clean and SAFE environment. I didn’t last more than 2 months here. I had leaks all over my kitchen for about 3 weeks and the manager had the nerve to say the leaks were fixed right away. My photos and proof tell otherwise. No central air on 2nd floor. Mold/mildew. Roach infestation. The so called manager had the audacity to walk into my apartment and be rude to me over my complaints as if I was being dramatic, when they were just mad that I was smart enough to contact corporate and tell them what was going on. I had to reach corporate to get any attention as well as the news. This place needs to be torn down it’s not a safe nor clean environment. EDIT to add: of course you guys won’t own up to anything. And no I sure as hell did not pay my rent it’s called renters withholding due to you not doing your job so do not make it seem like I just didn’t pay my rent, it was my right! You fail to proved hot water, hell, clean water at that. You expected me to live in an apt with dirty water falling all over my kitchen counters. Would you live like that? I think not. All the water coming out the drains were yellow to add at that. And yes BEM released me off my lease because I fought for it. I’ll let my photos speak for themselves and I will continue to answer and help the current tenants that need assistance of getting out of that hell whole. You continuously say you are making these huge renovations knowing damn well those apartments aren’t safe for tenants to live in. If your renovating move everyone out until you get the place where it needs to be."
