"Galleria Oaks is one of my go to Apartments for my clients that are new to Houston & relocating to uptown Galleria. Location & Price point /5 stars. Three out of my six clients have made Galleria Oaks their home for 2-5 years ! All positive feedback from each client. I decided to make this review after I was invited by Galleria Oaks to attend their resident event that the property management had arranged with HPD. HPD gave residents & invited Realtors safety tips while holiday shopping. Very useful information ! As a Realtor®️- I must add that I was in no way compensated for this review. This is my honest review. Thank you, Galleria Oaks."

"I’ve been trying to get this issue resolved since I’ve moved in. I’ve spoken to everyone in the office about this, and honestly only Allie was able to slightly assist me just because Marisol didn’t know what was going on. So I do appreciate her for that. My dryer hasn’t been working properly since I’ve moved in, March 2023. I’ve put in over 6 maintenance orders about this same dryer. I haven’t been able to actually wash & dry my clothes since August! Why am I paying for a convenience if it’s not working properly? I then go into the office to follow-up with Nicole on yesterday, 10/25, She was very rude and nonchalant as soon as walked in. If looks could kill, I would be laying in the office still. Her demeanor was almost like I was bothering her with my concerns. My frustration comes from workers like her who don’t care about the concerns/issues that I consistently bring to their attention. I even asked for a wash card, do you think I was given one? I have to put the dryer on minimum 3 dry cycles to even get dry clothes. Does that sound like it’s working properly? Why am I “expected” to stay and pay for a service that I can’t even use? I just want this to be resolved, but I do not want to speak to Nicole. Her attitude is nasty and tasteless, and I will not tolerate that. As if she did me a favor. I pay well over $1200 to stay here when it’s already not worth it. Again, I hope to speak to someone with a more empathetic attitude and who can actually assist me."

"Conversation with Assistant Manager Allie Gusman on 5/24/23, Wednesday afternoon, I let her know that the dishwasher was not repaired by maintenance when they came out for the request. I also provided her with feedback about my email to her (where previous Property Manager Mary followed up with me by phone): I told her that if she had simply said she appreciated my feedback and would relay it to maintenance then that would have been appreciated. Allie gave me a blank stare and I asked her if she understood what I was saying; she replied sternly, “No.” Allie also went on to tell me, “We do not need to use plumber’s putty we have gaskets” and her tone was mean this time. She then proceeded to tell me she has been helpful and when my apartment was burglarized she looked at an hour of [camera] footage when she did not have to. Assistant Manager Allie also stated “we felt that you’re not happy here” intimating why I was served paperwork which disclosed that management would not allow me to sign another lease or roll into month-to-month. I thanked her for her help and left the office. While first engaging with Allie, it appeared that she emailed me pictures of my prospective unit which appeared upon reflection that it was not the unit I was to rent. I also asked Allie if there were any bike racks on property during December 2022 (I believe). She replied, “We are working with our regional manager to have a bike rack installed in the parking garage.” No bike rack was installed during my tenancy. A month or so later, if memory serves me correctly I asked Allie about the laundry room and if they have any large capacity front load washers she replied in what appeared to be a gaslighting attempt explaining that they are renegotiating their contract with their laundry room vendor. Be very wary of this apartment community. They caused me repeated problems and I could never recommend renting here under any circumstances. They are absolutely terrible to deal with. Also, upon moving out of this apartment community it appears that either a resident or someone from inside the community stole my wicker clothing hamper with all my sheets and pillow cases inside. I had been using it to hold the electronic gate open while I made trips to the moving van and I had left it inside the locked gate on one of my trips to the new apartment."

"On Sunday March 12, an individual posing as a guest at an establishment where I was a patron, stood up from his table on the patio and stared directly at me. He walked past the bar where I was seated and again looked directly at me—this individual was wearing dark sunglasses, dark clothes and a white ball cap. When he came back from the restroom I had my phone poised to take a photo of him; he hurriedly made his way out the back door of the restaurant. At 5:54 PM CST I followed him out the back door and photographed him as he walked behind the building. He ordered no food while in the restaurant and pretended to be there to meet with someone as he ordered 2 glasses of water, and nothing else to the best of my knowledge. In the photo I have of this man it appears he may be grasping something in his right hand possibly a firearm. This was just one act of intimidation (among several instances of psychological abuse) I experienced while residing at this apartment community—I believe it took place at around the same time frame as I had also disclosed in a review that the [then] property manager exhibited an aggressive and hostile persona. I ended up having to file a complaint against Galleria Oaks with the Texas, Houston, Apartment Association for non return of security deposit well after 30 days of move-out even though I had provided them my forwarding address more than twice during the timeframe. Corporate did end up paying me 3x my security deposit plus a $ 100 penalty fee for violating Texas law as I not only received no refund but also was sent no move-out/closing statement to the best of my knowledge. Photos depict: plants growing through the stairs as well as the general condition of the stairs throughout the property"
