"In my 2 years of living here I’ve never had a problem, me and my family just renewed our lease for another 18 months. Joana the Assistant Property Manager has been helpful in every aspect. She gave me a run down on the community before I moved here from Dallas about 2 years ago. Joana is very informative and she’s the best at what she does. If it wasn’t for her we probably wouldn’t have decided to stay here long term. If you’re looking to move here or need info I would recommend Joana!"

"This residence legitimately has the most draconian rules out of any place I've ever lived. The amenities and interior of the domiciles are nice, but that is grossly superseded by the discomfort the management causes. I just paid an "additional" $55 to process my rent for the month. Why you may query? Management has a rule that if you have two payments on their payment portal that are returned—ever—you lose access to withdraw rent by ACH. There's no recourse. There's no explaining what happened. There's no reinstatement after a certain period or amount of good faith payments. Moreover, to pay your rent via a debit card there is an aforementioned exorbitant surcharge. Oh yeah, you cannot pay your rent by money order either. It needs to be a cashier's check (which is not an option for me because my bank is online). You see, it has to be "secured" funds via a cashier's check because apparently some parties paid their rent with fraudulent money orders, and now the entirety of the Smart Living Heights population has to suffer for it. What's the distribution of people that paid rent with falsified money orders juxtaposed to those who did not? How could a viable management company think this behavior is an appropriate response? Oh, I forgot! You can pay by "cash." You just have to print this paper off from portal, then take it to a merchant and then pay $4 to pay by cash. Notwithstanding, I don't have a printer. They nickle and dime the hell out of you here. We pay for trash—despite us not having valet trash removal—and you have to carry it to a big blue trash bin yourself. Like, having a trash bin is an amenity? Is this what it has come to? Lastly, the management company and team here are a revolving door of people sans Joana (who is the most reasonable of them by far). I could go on and on (vandalism, lack of security, etc.). Certainly, this not the worst place I have ever lived, but it has, by an exceeding margin, the WORST rules and fees in tandem of any place I ever lived—when you contrast it with what you pay to live here. Buyer's beware."

"I want to emphasize my dissatisfaction with Smart Living Heights: the constant management changes have led to a frustrating experience. During the scorching August in Houston, my AC issues were inadequately addressed, and the partial rental compensation was unsatisfactory. The nonchalant approach to a ceiling leak, evidenced by painting over it, reflects a lack of transparency. The implementation of a new parking system, relying on technology, is unnecessary, disrupting the convenience of accessible parking. Smart Living Heights claims luxury but lacks valet trash services. I eagerly await the end of my lease due to these recurrent issues. I definitely miss Shay when she was the apartment manager."

"Update: As of 9/16/23 around 3-5am there was vandalism to many vehicles throughout the property. These thief’s hung out within the complex and attempted to come back 45 minutes later to steal a vehicle. No type of peace of mind. This is very frustrating. 4 weeks ago review: I have been living here for more than a year & I must say as it started off great when the old management company was here with Kim, Claudio & Chelsea it has since changed a lot. Vandalism & stealing has stopped from what we have noticed for some months now but we still wake up anxious to find our vehicles intact. The walls are fairly thin so you can hear everything which at times is disturbing. With many residents moving out parking has gotten a whole lot better. The power has been going out this week & it’s concerning. I hope it doesn’t continue to happen. Lastly, there are times where it’s very hard to get a hold of the front office since they no longer have a front desk person to answer phones in a timely matter or call back."
