"Worst management Patsy tried to lie about lease terms trying to say that u need a 60 day notice even though your lease contract says 30 days notice before you lease ends tried to tell me and my wife that she sent us multiple notices even though I never received any at all and tried to make us pay another month of rent because she failed to provide our lease end paperwork to fill out tried to reach HR they were useless they don’t care about the residents all they care about is the money. Besides that they never fix anything at all they schedule you but they never come and never pick up the garbage for you even though you pay all this money for them to do it"

"Heed the warnings I moved in here last November, and it has been a horrible time ever since. I didn’t get to see my unit before signing my lease, and once I did make it in, I wanted to turn around and leave. I’m sure they do this on purpose because this place is a dump. My first impression of my apartment was the absolute stench in the place. My clothes have smelled like cigarettes from the moment I moved in even though I don’t even smoke. The apartment itself was filthy as if the make ready team was given a ten minute notice that someone was moving in. There is paint on EVERYTHING. The floors, counters, appliances, and a pack of ramen left in the pantry by the last tenant. You’re getting a full landlord special here. Want some hair painted into your door frames? They got it! Doors painted shut? They’re here! Windows and a front door that don’t seal letting all of the bugs in? Well buddy, you’re in serious luck with this one! My first night I had a rod from my closet fall on me while hanging my clothes because it wasn’t even secured to the wall. There are remedial “fixes” all over the place here that show the true lack of care for tenants. Another incredible feature is that you’re not even guaranteed water too much of the time with the near incessant shut offs with no warning. Only once did I have a maintenance request actually fixed. Everything else was explained away as “just the way it works” or closed out without anyone even coming to check it out. Each request was given with the direction to contact me to set up a time to come by because I have a cat that runs out the door at any chance, and not a singular time did they ever follow instructions. Now let’s get to the real point of this review. You see, I saw a couple that said there were bugs, but not enough for me to think it was truly an issue, but oh my god was I wrong. This place is absolutely infested, and it’s not just me. Every single neighbor I talked to around me has the most horrific infestation that they have ever dealt with. Many times I requested pest control that I PAY FOR to come by and spray my apartment, and they wouldn’t enter due to my cat. I tried to schedule a time where I could be here to restrain the animal for them to do service, and they flat out refused to work with me letting the infestation get worse. Remember the part where I said the doors and windows don’t seal? There was a night where I killed over 200 bugs coming in through the cracks of my door and windows because they were flooding in due to the huge gaps. I worked hard to keep the place clean and use my own pesticides, but due to the lack of care or concern of management it has been a huge battle that I have lost. This place is damn near uninhabitable. To make matters worse, I had to leave furniture here due to it being filled with the pests. Speaking of management- they do not care about you. They do not care about anything negative you experience here, and when it is brought up to them, they are rude and indignant. Getting in contact with anyone is like pulling teeth, and when you do, your concerns are of not interest to them. The people in the office are purely there for a paycheck. Even under new management, there is no change other than aesthetics. Run away from this place as fast as you can. The price may look good, but losing your dignity and sanity is not worth it. Go somewhere else and actually enjoy the place you live in."

"It's a long one. Have been living here a year now. Since then we've had: 3 different management companies. Lost power for more than an hour, about 10 times. Weren't notified of water being shut off for maint, multiple times. Hot water is NEVER re-instated after maint, have to notify mgmt because we have a boiler instead of unit water heaters. Was shown a model unit when visiting property, my unit has 2 pages of maintenance we've identified, but no one ever came by like they said would happen upon move-in, so we've submitted a few work orders..it would be 50 WO if I were to submit for everything. Charges to expect (some I did not know of): -Rent (duh) -Internet [Technology Fee] (forced $55 minimum.) Fiber WiFi, does not work well for online gaming, not even at the highest tier, so I had to also purchase T-Mobile home Internet because comcast cannot service this complex. -Pet rent (~$30 per animal) if applicable -Valet trash $20 -Trash $6 (I guess for the dumpter to be emptied) -Trash Admin fee $3 -Storm water drain fee $1.98 -Sewage fee $14 -Water usage (varies with usage) -Gas ~$15-$25(I have no gas appliances or water heater, so I don't know why we're charged for it) -Gas Admin fee $0.50 -Security $7 (not sure why as there is no security personnel or system in my unit) -Common area maintenance $4 -TCEQ fee $.10-$.20 (required by state?) (Environmental Quality) -Pest Control $5 (must request it, I think, as no one has ever come by) You will also need to sign up through Rhino for deposit insurance (around $50/month). So from this, besides Rent and Pet Rent, you can expect to pay an extra $180/month (at minimun) in other charges (Internet/fees/Insurance). The pool was only open during office hours (530pm) for the summer. No swimming on Sundays becuase of this. We never used the pool anyway. The 'gym' or whatever is just a couple of excercise bikes and a treadmill as an extension of the office. Very small. One good thing is that maintenance usually shows up within a day or 2 after a work order is submitted (weekends/holidays extend it). The kitchen sink is a small single basin. It has been very hard to work with. The flusher on the toilets is in the top center (push button), so if you're setting on it, you have to reach around behind you to flush. Really inconventient. Bathrooms are so small. Dealing with property mgmt hasn't been a problem, but then again, we haven't really complained enough about how ready this unit WASN'T ready when we moved in. If your rental budget is about $1300-$1500, and you can get past certain things, then this is the place for you."

"Visiting the property, like its quiet neighborhood location and yet so close to I-45 freeway and Hardy Tollway. It made it easy to go north to The Woodlands fast."

"I am holding the front door of the apartment I live in. Nothing has been done here. But they want your money. The dishwasher hasn’t worked well in months. Thank God I have my own washer and dryer. Nothing is ever fixed. Gates never work at all. I’ve seen the pizza man get killed here also. And I have been here 7 years. Bad management!!!"
