"I do NOT recommend anyone to move into this complex! I have only been here 10 months and have already encountered the fifth leasing/office manager. It is a private owned property but neither one of the two owners really takes care of the tenants nor the units in which their tenants reside in. All they really care about is getting their money each month. They are over priced for what they really offer you. Rent is $850 minimum and units are only fixed to the point of selling you into their 1 year rental contract. Once you move in you will start to see everything fall apart. Leaks in the ceilings, rodents crawling up/down the walls, roach infestation because they do not do pest control nor do they wash your carpet for normal wear. All appliances are out dated in the units and never get fixed apparently the maintenance workers cant find nothing wrong with it or there is not any orders on file, then again its never the same person always someone different and according to the supervisor they do not replace appliances they only fix them... You get charged for water by person living in the unit which is any where from $55 and up a month which they only give you a week to pay even though they slip says issued on the 1st you don't get it until the 10th of the month and its due by the 16th or you get it on the 16th and its do by the 26th, parking is very limited and very narrow and you HAVE to pay for it which is $15 per parking space otherwise you are competing with your fellow neighbors for the 4 non assigned parking spaces available in your unit area. On top of that you will get Friendly/Kindly reminders of past due amounts 2-3 times the amount of what you owe and when you call to ask what the additional charges are for they can not give you an explanation and tell you to disregard it and pay just the amount you originally owe or normally pay.... I will not be renewing my lease nor would I recommend anyone to move into this complex even if they had a special move-in going on nor if they would offer me a discount on my rent for a referral I would NOT recommend anyone to move in!"

"Not the most fancy place in the Houston area, but its is nice and spacious. All the floor plans are the same 2BR/2.5BA, two story town homes. Maintenance has gotten better over time. Nancy in the front office is a nice lady. We never had any issues with her or the property really. Rent was decent, at the time i was there it was $700/mo and $15 per parking. That is one thing. You cant have people over because there is nowhere for them to park! Overall it was okay for temporary residence, and it was quite, loads of families so no real loud partying. I would recommend."

"I have not been happy since I've been here.. My A/C has not been working properly at all it takes three A/C guys to come and take a look at it the 3rd guy finally knows whats wrong and changes the coil out now next day is here and I'm thinking everything will be good and can now enjoy my stay and NO!! Now the compressor is OUT!! I mean will I be happy here :/ It's just one thig after another my kids have asthma this is not a good time for me to be having problems with this..I ask if we can have money taken off our rent since we have been staying at my mother in laws house we been here already a month and fixing to pay my second month and still not happy.. I already was not here almost a whole week now i have to find a place to stay for tonight cause they cant do anyhting for me I mean Really!!!!!!! I'm just so upset and fustrated with this whole thing.. Hopefuly this matter gets taken care of asap..
