Chagrin Mill Farm by Pulte Homes

"Edit: Revising to a 1*. It is now a month after my one-year service appointment and all items are still not completed. I have taken time off work multiple times to accommodate the service department's schedule and the manager just TEXTED me that they would not be able to make it today after the appointment should have been completed. Pulte does not stand behind their product or offer any service. They struggle to handle minor tasks. I like the home and the neighborhood, but Pulte is embarrassing at this point. Original: Currently at the end of the day for my one-year service appointment. Overall, not a bad home, but definitely on the cheaper end of builds while still carrying the price of the inflated market. The front office was quite pleasant when I bought. The loan company was a loan company and a total pain that were dragging their feet at a time of skyrocketing rates. I had to give them a 30-minute ultimatum to rate-lock before I went with a competitor. The division that handled the interior options wasn't bad. It's not a custom home, but you do get choices. About what you would expect for the price. The manager during the build process was actually pretty phenomenal. Some of the tradesmen were somewhat sketchy and there were some issues - but again, it's what I expected for the price. The division that handled closing was as expected. The "Care" division is a mess. I have issues that I reported a year ago for my one-year appointment. The previous manager quit. I have no clue who is showing when. Communication is very lacking. Only one of the scheduled trades bothered showing and at the time of writing, Customer "Care" is clueless. If they manage to fix the things they claim, I will still have cracked concrete everywhere and whatever else I may find."

"We have only been in our home for two days, and love everything about it. We have met some wonderful people during this process. Our sales representative Charlene was excellent, and went above and beyond to try to make this process smooth as possible. She knew her job well, and had a great knowledge base regarding a new build. My only concern with Pulte was the model homes were beautiful and had all the wonderful upgrades which was good, but if you don't upgrade you receive low ended fixtures. All upgrades came with a price. Construction manager (Nick) did a great job in keeping us informed and updated. He addressed our concerns immediately, and made sure the house was completed as promised. The mortgage process was painless only because of the great team - Melissa and Ricardo. If you have to use Pulte for financing ask for them. Our design person was very informative and helped with choosing the appropriate material. I just wish Pulte offered higher end cosmetics fixtures for the basic package - each upgrade was so costly. Jacob in the title office ensured that we closed our home in a timely manner, and on the date we agreed upon. Even the notary who came to our house for signing of the documents was pleasant to work with. Would I recommend Pulte homes? Yes, but make sure you have a good team to help through this process."

"BUYER BEWARE!!! If you don't mind huge paint runs on doors like you see in one picture (visible from ten feet away). If you don't mind being able to see daylight through the side of your garage door like in the other picture. If you don't mind contractors not being able to keep repair appointments with FOUR HOUR windows and never contact you to tell you they're not coming, then Pulte may be the builder for you. You responded to my review on 11/16/22. you know who I am because you have my name on the review and I purchased a home from you. If you sincerely have customer service and a desire to take care of your customers, the problems listed on this post and others, will be taken care of in a timely manner and perhaps the posts will be updated accordingly."

"The super out here is good people. This development is taking care of issues that the city requires so the homeowner does not have to or even in the future be stuck with it. Pulte is correcting it."
