"I fell in love with Valley Falls apartments the minute I entered the property. After taking the tour with the amazing staff at this property, I knew immediately I was going to live here. I have had a very pleasant experience since moving here. The environment is very conducive and safe. I was paired with the most awesome house mates based on my preferences on the application. Best part for me is that they not only welcome college students but single working professionals like me. I highly recommend Valley Falls Apartments."

"I have lived at Valley since August of this year and it is such a nice atmosphere to live in. It’s safe and close to where I do life which is fantastic. The staff are extremely eager to help or answer any questions I may have. The amenities and calm environment make it easy to feel at home."

"Beautiful place to live! Pretty grounds, beautiful lake with lots of Canadian Geese, pretty bridge over lake, sun sets over the Lake so if your window is facing the right way you get to see it! Nice amenities, two pools/fitness centers/clubhouses. Bigger club house where the office is has very nice study rooms and a computer lab that's free for residents to use, including the printer. The sign says ink is provided, but paper is not provided but both times I've needed to print there was some paper and there's no complicated log in/create account/connect printer blah blah blah process. Also chips in main office and drinks in the fridge sometimes. Office staff is friendly and helpful, they go above and beyond, they even let me use their packing tape when I didn't have any to adhere the shipping label (I printed on the free printer) to the box. There is plenty of parking outside the apartment buildings. This is set up for college students, all(?) of the apartments are 4bedroom 4 bathroom and each bedroom locks with a deadbolt. There is a shared kitchen/living room/laundry/pantry and porch. Good lighting installed in the living room ceiling. Most of the windows have Nice views unless you get unit A, then your "view" is the stairs outside and the other unit A(?) windows - you have to choose between natural light and privacy. Being college student focused apartments this is not the quietest place to live. Living on the top floor helps I think though. Wifi is spectrum community. The guest is really slow, make sure you get the paper with the credentials to login to the unit specific wifi which is better but occationally still has issues, overall I would say it's reliable. Overall, I recommend this as a nice place for students to live."

"Don’t move here. They ask you questions about the kind of things you like such as are you a clean person or are you kind of messy and end up matching you with the complete opposite like me old messy people who should be in assisted living! I’ve had enough seriously. I complained multiple times and NOTHING has changed. I should not have to pay rent and baby a grown a** woman who knows better. If you can’t clean up after yourself that should be an automatic decline in your application anywhere you share a space with someone else!! Overall this is a nice place I just had a terrible experience living here… all I’m saying is ask to view your expected apartment before signing your lease !!"

"For the price and selection available around the area, these are the best apartments you can get, especially for students. The phase 2 apartments are the best bang for your buck in my opinion. Utilities are included; you are right next to a lake (beautiful views); maintenance is quick, efficient, friendly, and keep the grounds clean; there is security from dusk until dawn, and the amenities are well kept and modern. The front office is very kind and ready to help, but my *mother* had to get involved once because they seemed to not take me seriously, and my issue wasn’t getting resolved. However, once the assistant manager was made aware of the issue, he handled it very promptly and professionally, and I was very happy with the solution. The biggest qualm I have is that they somewhat infantilize their residents, I assume because most of them are students. They do quarterly inspections for both maintenance reasons and lease violations; you can also only have guests 3 times a month, and only 2 guests per resident, although this does help make for a quiet environment. Overall, I enjoy living here and recommend it to other students!"
