"If you don’t have a pet, then congratulations, you will get a five-element pet, and he will accompany you, because even if you don’t have a pet, they will say that they smell a pet and deduct your $500 security deposit."

"My apartment neighbors have an infestation. They leave all of their food and trash out and the apartment is swarming with flies. The landlords repeatedly give them “warnings”, but nothing is actually done. There are so many flies that they started coming into our apartment. I put fly traps in the vestibule just to prove how bad the situation is. The picture is only after two days of the traps being set. The assistant landlord Brooke was very rude and told me “it’s fly season”."

"If you are a student or a family, this is the place for you. Its near to the UB North Campus and is very well maintained. Technicians are available whenever necessary and are kind and friendly. All in all its a good place to stay!"

"If I could give 0 stars I would. The current landlady is very unprofessional, always forgets what happens on phone calls, and misprinted my lease multiple times, resulting in my name officially being on the lease months after I signed it. The apartment was dirty and unkept with mold all over the walls, ceilings, and carpets that are probably older than I am. Management takes advantage of the college kids that live there for the once cheap, however now expensive, rent and it’s convenient location by UB North Campus. I would not recommend living here to anyone since my roommates and I experienced nothing but unprofessionalism and hardship while living here under her poor management. She never informed us of policy changes until the last minute and never double checked how others before us handled passing down leases which resulted in my roommates and I getting scammed out of our money. Too much of a hassle for anyone to deal with. Half the times, work orders were also never fulfilled."

"The landlady ANGELA, scams people, or at least college students. She is very unprofessional, and does not vocalize important information well or at all. Only executes "new" policies when she wants to. My friend had a policy acted a year ago, and my apartment got it this year. And we could've known sooner since we asked questions about something weird on the lease and she brushed it off and said we were fine. And when the time came that I moved out, I realized I got ripped off. And I still have to deal with so much despite not being a tenant, because she doesn't "recall" our conversations, so I have to talk to the new tenants a lot for her. She is so bad at communicating and she's a liar. Also my apartment is so old, and she never let us get renovations without an extreme charge, when I shouldn't be charged for having a moldy carpet, walls, etc. Not worth it."
