"[This review is not for total Camden South End community] but for the Camden South End maintenance team, specifically Mr. Fran Simmons! I always see Mr. Simmons around the community working so hard to keep the building in good shape. Last week, I submitted three maintenance request for my apartment, he came in and knocked out all three in one visit. He knows what he’s doing and gives great customer service/great conversation."

"Fran and his associates are amazing maintenance technicians. I can’t thank them enough for the work they did for me and the work that they do. They get 5 stars from me. I dock a point from the review for the overall complex which could be a bit more cleaner for the monthly price here. There’s often dog poop around the premises and during rain storms, the hallway floods."

"I haven’t been a fan lately of Camden south ends policy’s. First it was the outrageous prices, second it was them taking my floor mats, and third my trash keeps being left and not taken. But I still have to give a 5 star rating. Fran, (the best maintenance guy in the world) has consistently kept the same attitude since the day he first fixed my AC. Any time and every time I have had a problem Fran was the first to respond and fix it. He has not only been a friendly face around Camden but a friend and a life guide for me and my girlfriend. He has consistently solved every problem we have had since we moved in without a single complaint. He is the only reason we are renewing our lease. I have never met someone so dedicated to their Job. Fran is truly a blessing for not only me and my girlfriend but for all of the residence here. If I could give 10 stars to Fran I would. Awesome service and an all around amazing person. 10 out of 10 Fran! Hope you see this because I mean every word."

"I lived here for two years and it was a decent deal all things considered. My apartment was large for a 1BR and had a nice kitchen and built-in closet shelving (though I do feel that the ‘luxury’ label is really stretching it with the carpets and thin floors/ceilings). The location is excellent and it takes under ten minutes to walk to uptown. The grounds can be dirty sometimes but not the fault of the maintenance and cleaning staff, who are generally present. I think residents need to stop leaving beer cans and trash scattered every weekend, but unfortunately that comes with the territory of South End. One unassigned parking sticker used to be free, it was irritating to get charged for that when resigning my lease. The repeated fire alarms around Christmas 2022 were awful but that seems to be sorted out. Not having a lobby is a surprisingly noticeable negative, especially when package deliverers don’t have the code for the gate and just toss your stuff wherever. Overall: a decent place to live. The location is great and you can walk to most places in Uptown and South End reasonably. Would I live here again? I would NOT consider living in an apartment in front of South Tryon Street at all—too much noise. If they had units on the other sides of the buildings, yes."
