"Make sure you do your research and due diligence before entertaining Admirals Cove. 5 star reviews about the sales process, whether real or fake, is misleading and gives you zero insight as to what it is like to actually live here. Yes, the landscape and waterfront is indeed beautiful, however that is just optics and helps with filling units. Admirals Cove has the potential to be great, but lacks in personnel to support paying tenants and the many problems that comes with new buildings. Maintenance Team 5 ⭐️⭐️⭐️⭐️⭐️ The maintenance and cleaning staff is top notch and go above and beyond. Hopefully the grills will be usable soon (moved in 7 months ago) and still no real amenities other than the small gym. Crossing my fingers the pool will be ready… this summer. We were told it would be completed last year when we toured with Gregg Smolev, but that wasn’t the case."
"Moved to Admirals Cove (AC) in Aug’23. Big sales & marketing façade. The first wave of tenants (May – Sept) got the short-end of the stick. Handful of residents that have already moved out. There was a magnitude of negative google reviews, which are now gone. This is because GDC offered tenants with negative reviews to break their lease with no financial obligation; in agreement, those residents had to remove their reviews. I was offered this but can’t afford to move in this economy. Now look at the current 5 star reviews. Note that almost every review has the mgmt team’s specific names? Do the reviews all sound similar? AI / bot review. Good leasing experience? Yes, that's called sales; once you're in the door, good luck. Again it’s all a façade. I personally know some of these real (the others are bots) 5 star reviewers & have listened to them list off 100s of complaints! HVAC: Beware tenants can't switch between heat & cool. Very unusual and disappointing for a brand new 'luxury' building. Management will switch the system to cool if the outside temps are over 55. My apartment, in winter, reaches 77-80 degrees on sunny days when it’s 30 to 50 degrees outside. Management’s response to these unbearable living conditions? “Open your windows”. We are ants under magnifying glass because of windows that can't be opened (certain units). The bedroom can get down to 72 with the windows wide open (you need a special screwdriver to remove the child proof locks that are on every openable window here). [see attached photo taken Jan. 2, 2024] If you’re sick, have a baby, or are elderly, and the system is set to cool, you can’t turn the system to heat to get the chill out. If your apartment is 80 degrees inside, you can't switch the system to COOL to bring the temps down a bit. It’s horrid conditions. This is expected in a pre-war building, but not in a luxury, brand new building. AMENITIES: Did you know that there’s a bowling alley at AC? It’s above every apartment! The residents here are quiet & have normal daily life activities. The problem is that the walls & floors are CHEAP. There’s no insulation or thickness of walls/floors; low quality. I listen to my neighbors snore, pee, microwave their food, whatever it may be. All apartment bldgs have some level of noise; but this is not normal. And again our neighbors aren’t doing anything obnoxious, it’s just regular daily life! The Zen garden is basically a dog relief area; but after my review was posted, there's now signs that say "no dogs". Not many other grassy areas to walk our furry friends. The fire pit is not gas/turn on with a switch, like most luxury buildings. It's build-your-own, which is fun, but also strange people can build a fire so close to an apartment complex. SECURITY: The trashroom is a converted garage which has a garage door & the door to the main hallway open all day. So anyone can walk through the trashroom into the elevators & onto your floor. It's not a safe surrounding area. UPDATE 2/1: management has started to keep the trashroom door closed, after I posted this review. There are no cameras on the outside of the building, & although this does not affect me directly, it's a concern for a lot of people, especially with kids, dogs (picking up after the dog...), car vandalizing, etc PARKING: Residents pay for parking spots but nothing is assigned & there’s no security checking to see if cars are tagged as paying residents. So the grounds are basically a public parking lot on our dime. UPDATE 2/1: After tenants got together & asked why some tenants pay for parking, others don't, in a lot that is open to anyone, within two weeks, management labeled all parking spots, so parking is now assigned."

From the moment I met Debra, I was not only greeted with friendliness but also with a wealth of knowledge about Admiral Cove. She answered all my questions honestly, creating an atmosphere that felt more like a friendly chat than a formal tour. Her dedication in showing me EVERY detail of Admiral Cove left a lasting impression. The entire process, from the initial tour to moving in, spanned about 3 months and was incredibly seamless! If you're considering a visit, I highly recommend scheduling a tour with her! The buildings are ALL brand new, and the range of floor plans is versatile. By the way, Debra went above and beyond to assist me in choosing Admiral Cove as my new home, which was a surprise. I never experienced this level of accommodation and encouragement, in simple terms, the entire team came through for me! What truly sets Admiral Cove apart is its welcoming community of residents, creating a warm and friendly atmosphere. So far, I can say living by the river is a true blessing, offering breathtaking, scenic views and a profound sense of peace that is difficult to put into words. By the way, Admiral Cove hosts a lot of enjoyable events for residents, demonstrating their appreciation and commitment to fostering a sense of community. From an early morning mobile espresso bar to a Belgian Waffle food truck parked right outside for morning commuters! The team here really works extra hard to add an EXTRA layer of warmth and community. Choosing Admiral Cove as my new home was undoubtedly the best decision I've made, and I am thrilled to be here. Take a look at the photos I captured on a foggy day; now, imagine how much more breathtaking it is when the sun is shining! :) At Admiral Cove, residents genuinely feel a sense of belonging, camaraderie, and safety. Anyhow, I look forward to meeting more of my neighbors. The residents I met so far are REALLY happy to be here! Admiral Cove has something for everyone. I can confidently say that I made the right choice in calling this place my new home, and I couldn't be happier. PS: I'll share more pictures in the next few days! Thanks!"
"I moved into the Admirals Cove 4 months ago. I have had a postive experience from the get go. Felicia and Alex were friendly, welcoming and always available to answer the many questions I had. They, as well as the new staff members, continue to be warm and welcoming. The maintenance staff is attentive and efficient to resolve issues. The grounds are beautiful and the walkway along the water is peaceful. The community is lovely and everyone has been extremely friendly. My apartment is cozy and the fact that everything is brand new makes it even better. Living here has been a wonderful experience, and I'm happy to be part of this wonderful community."
