"Terrible. Man don’t waste yall time n money this place sucks n they blamed me for mold coming out the walls due to loose tiles (after SEVERAL months someone fixed it), paint peels in tubs, downstairs living area is always extremely cold have been trying to get it weatherstripped since I moved in, whenever anything goes wrong it takes forever to be fixed or doesn’t get fixed but is marked complete. Don’t get me wrong everyone is very nice but when it comes to living space being nice doesn’t mean anything when u can’t live comfortably. I’d speak on more but this is already enough."

"Per Virginia Laws Landlord is to maintain fit Premises. My Unit is about 6-8ft from the Dumpster which is as of the ending of week of 12/31/2023 has been unsanitary to my safety and health for a whole Month now. There is Trash all around the Dumpster and also the yard of my unit due to the wind blowing it near property. This is NOT the first time I've complained about this. It has now been over a week that I made a formal complaint and nothing has been done!!!!!!!! After I was told that it would be taken care of immediately.The Dumpster is not full but yet there is trash everywhere. This has nothing to do with the Holiday trash schedule. I REPEAT THE DUMPSTER IS NOT FULL.... It's due to Inadequate employees who are not performing their duties and Landlord not holding up to their end of the contract. Not only is this a horrible "eye sore" it's DISGUSTING,UNSANITARY and DANGEROUS!!!!! The trash includes things like rotted foods, Diapers with feces in them, DRUG NEEDLES, MEDICATION SYRINGES ETC. Obviously due to this being a issue for a Month. This has now created a foul odor and also attracting Rodents and Pest.Furthermore outside of this issue,since Pegasus Residential has became the Property Managers and the change of Staff my living experience has been horrible!!!!!! I have been inconvenienced multiple times due to having to physically go into leasing office during work hours because no one answers the phones!!! Nor do voicemails or emails get responded to. Claim they are short staffed in the office but everytime I've been in there it's atleast 3-4 office employees with the phones ringers muted but you can obviously see them ringing off the hook from the flashing lights. No one even attempts to pick up the phone. Every single time I've asked to speak to Property Manager or to have her contact me.I am always told she's not there nor do I get a follow up.To be perfectly honest I'm not sure if a Property Manager actually exist. I was told that if I wanted to speak to the Property Manager and I quote I would have to "Email to set up a appointment!!!!! Not only have I never heard of anything like that but I did send a email and still never got a response and that was months ago. Then when I asked if I can get contact information for Corporate I was blantly lied to and told "That they don't have contact info". So I wouldn't be surprised if I'm being lied to about whose actually the PM.I have been more than patient and understanding. There is no reason this should have went unnoticed or better yet unapproached for a whole month!!!! There are no excuses or reason other than Staff not doing their Jobs!!!! This Company treat tenants as if this is subsidized Government assisted FREE housing. I am completely discontented at this point!!!!! Especially since my unit is about 50 years outdated,litterally falling apart but yet extremely overpriced!!!!!! Per Virginia State Laws Landlord shall: 1. Comply with the requirements of applicable building and housing codes materially affecting health and safety; 2. Make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition 3. Keep all common areas shared by two or more dwelling units of a multifamily premises in a clean and structurally safe condition; 4. Provide and maintain appropriate receptacles and conveniences for the collection, storage, and removal of ashes, garbage, rubbish, and other waste incidental to the occupancy of dwelling units and arrange for the removal of same; None of these things are being met! Worse decision ever renewing my lease."
