"Worst decision I've ever made was renting with this company. There was a water leak in our bathroom ceiling and we called emergency maintenance to come out and look at it to which they responded that it was fine and they'd address it in the morning claiming there was nothing they could do that night. The next morning our bathroom ceiling collapsed. They refused to pay for us to stay in a hotel while they repaired the ceiling and made us pay up front for a hotel to stay in and then we had to file a claim with our renter's insurance to be reimbursed. They refused to reduce any of our rent for the inconvenience. We are now dealing with a broken heating system to which they have stated to plug in heaters which has tripped our breaker box and now we have to wait for them to replace our breaker box that has been broken since we moved in. Again they're refusing to pay for us to stay in a hotel. Do yourself a favor and avoid this company at all costs."

"Do not rent from here unless you want your apartment mice infested. Have a mice issue that has been going for months; I catch 3-4 a week with my own traps. Made multiple maintenance request and they send either their own staff with traps that don’t work or permatreat with stick traps (that don’t work). Rented from other Richmond companies in the city with no problems so it can’t just be a city thing. Making a complaint with the health department soon."

"I've rented from this company on and off since ~2007. They have had a lot of turnover in management over the past few years, and I've noticed the quality of maintenance in particular has declined a great deal. Things just don't get fixed in a timely manner and/or are not adequately repaired. Here are just a few of my experiences: 1) I have had a recurring water leak in my bathroom ceiling that has caused the same patch of drywall to soak through and crumble over and over. The last time they "fixed" the leak, they forgot to come back and repair the drywall. So I just gave up and have been living with a hole in my bathroom ceiling. 2) My refrigerator had to be replaced a few years ago, and it is too large for my kitchen so the back door to the fire escape can no longer open all the way. Fire hazard? 3) Every time I receive an email about quarterly inspections, one of two things happens: My unit is NOT inspected, which means my HVAC filter doesn't get replaced and my smoke alarm is not checked for functionality; OR my unit IS inspected but because my HVAC filter is an unusual size, I'm told they will have to special order one, but they either don't follow through or forget about it entirely. I've been purchasing my own filters. Most recently, we received an email that there would be balcony inspections. Again, no one showed up to my unit. There are dry rotted, loose boards on my porch that do not feel structurally sound. I have pulled up so many nails in the past few years. It is strange to me that on multiple occasions, I'll receive a notice about inspections/routine maintenance that never seem to occur. I wonder if others are having the same experience. To be clear: I don't blame this situation on the maintenance employees---the head of maintenance is great, Madelyn in the leasing office is awesome. Maintenance are clearly understaffed and probably instructed to do the bare minimum to save costs. This is a management/corporate issue. I question why my rent goes up every year while every aspect of the rental experience continues to decline. It has been disappointing, as I love my actual apartment and the location. Pierce Arrow used to be the company I recommended to anyone looking to live in the Fan/Downtown because their services--maintenance in particular--were way better than the notorious slumlords in the area. Sadly, I don't feel like I can make that recommendation any longer."

"If I could give zero stars, I would. The past 2 years of living with Pierce Arrow have been absolutely terrible. They reinvented the definition of a slumlord. The last month and a half of my lease we had no AC and temperatures inside the apartment were steadily above 80 degrees. The only “work” they did to fix it was to provide 1 window unit to cool a 3 bed/2 bath, as you can assume this did little to nothing. After a month of begging for another unit they finally provided one but still this did not bring the temp under 78. Never once did they offer any compassion and refused to lower our rent to compensate for this. I could truly write a book on how terribly Pierce Arrow treats their residents but the AC was the icing on the cake. The office staff do not communicate with one another and will not respond to you unless you continually follow up with them. The location is the only thing the apartments have going from them but it is truly not worth it to rent from Pierce Arrow. Please save yourself the headache and rent elsewhere. Stay away from Pierce Arrow at all costs."

"This five star review is more for Asia, a pierce representative, than for pierce itself. My partner and I have recently been dealing with amending our lease due to unforeseen circumstances and Asia has been so helpful throughout it all. From our first conversation she has provided us with several solutions, and shown us immense compassion and understanding, which goes way beyond her responsibilities. She has really made this process as cut and clear as possible, which doesn’t always happen especially when dealing with leasing companies. Without her we wouldn’t be able to keep our perfect apartment, in the perfect spot, in our favorite city. We are so grateful for her and all of her help!"
