The Block at SoNo Apartments

She led my signing process, took me through all the details I needed to know which convinced me that management relationship at this apartment was very strong and transparent. "Great apt! The deck has a great view, dog park, and fire pits. Also living here gets you some nice perks, like yards discount/free beer in the summer, monthly free breakfast, and city fitness discount."

"1. Location: Very walkable and public transportations like buses available. (+1) 2. Management: Very confusing management with multiple parties. Some tasks are taken care of by the building owner and some by the management company. During the initial communication process, I was told different things by different people. Apparently the two parties were trying to rent the same apartment complex to different people. After moving in, I have to chase down every single thing I need such as how to use the parcel locker for packages, moving logistics, etc. (-2) 3. Move in: The apartment complex was dirty prior to move in with liquids inside the refrigerator, dirty cabinets, animal feces, etc. Took hours of cleaning to fix this. Management wasn’t even apologetic about this. (-1) 4. Parking: I received a citation while parking in the reserved spot. I paid parking every single month. (-1) 5. Packages: There is a mailroom that required access, but many times mail just get dumped in the front stairs area. I worry for the security of packages. They have a Luxer locker system for packages but not a single one of my packages have been delivered in the locker. (-1) 6. Kitchen: The kitchen is nice for people who don’t cook often or don’t have much pots and pans. It’s probably not going to be enough for people with pots + pans + a pressure cooker + rice cooker. Kitchen cabinets are shallow, unable to put stuff with depth (like a pot or pan). The interior kitchen cabinet is kind of unreachable because the cabinets open to a wall. Another thing is the storage in the kitchen. I think it was intended to be a pantry, but it looks like a coat closet with only one shelf, making it low key impossible to neatly store kitchenware or much food. This could be an easy fix with more shelves. Not really a plus or minus, just wanted to let people know. 7. Overall space: Very spacious. (+1) 8. Noise: Neighbors are not loud people, but the walls are super thin. Others can hear it when someone is walking up the stairs or talking. (-1) 9. Restroom: Shower curtains keep falling down with use. (-1) 10. Maintenance: The maintenance people are nice. (+1) 11. The electricity went out a couple of times within a week or two when opening a light or the garbage disposal. I’m not a technician so not sure why. There are fire sparks that come out when the electricity jumps. (-1) 12. Jack, the manager was nice enough to come by during an emergency. (+1) 13. The contractor electrician is nice and helpful. (+1) Overall: Suboptimal."

"Amazing management who take care of issues in a timely manner. Great accommodations (huge deck, dog run, yards discount, breakfast, parking, mailroom) and very fun living spaces! As with any new construction apartment buildings, there will always be some flaws, but location and management sold me!"

"This place is by far the best place I lived in, in Philly, everything you need is colse to you, it is safe and I haven’t encountered any problems, the apartment it self is very spacious and modern (loft), and a lovely community. I just have renewed my lease! I love it here!"
